TENANCY AGREEMENT

THIS AGREEMENT is made on this the 20th day of March, Two Thousand

Twenty Four (2024) BETWEEN KESHAV CHANDRA SWAIN, aged about –

52 years, by faith Hindu, by occupation – Self Employed, Nationality – Indian,

residing at A 43, Vipin Garden, Kakrola More, Uttam Nagar, New Delhi, PIN:

110059, having PAN: GAIPS9819B, Aadhar No.: 720358057020, hereinafter

referred to and called as the “Landlord” (which term shall unless excluded by

and/or repugnant to the context shall deem to mean and include his heirs,

administrators, executives, representatives and/or assigns) of the ONE PART.

AND

ADARSH RAJ, S/o: Akhileswar Singh, aged about 27 years, by faith –Hindu,

by occupation – Business, residing at Shri Krishna Nagar, Motihari, Ward No.

30, East Champaran, Bihar, PIN: 845401, having PAN: CDTPR9703H, Aadhar

No.: 415349642715, hereinafter referred to as the “Tenant” (which term shall

unless excluded by and/or repugnant to the context shall deem to mean and

include his heirs, administrators, executives, representatives and/or assigns) or

the OTHER PART;

WHEREAS the other part has been inducted as a Tenant in respect of the double

room commercial premises for Office & Stay purpose situated at the ground

floor of A 43, Vipin Garden, Kakrola More, Uttam Nagar, New Delhi, PIN:

110059 under the following terms and conditions: -

1. That the Lessor of the said single room commercial premises for Office

& Stay purpose situated at the ground floor of A 43, Vipin Garden,

Kakrola More, Uttam Nagar, New Delhi, PIN: 110059, and all fittings

and fixtures including electricity and water connection on terms and

conditions hereunder contained.

2. That a sum of Rs. 15,000/- (Rupees Fifteen Thousand Only) as monthly

rent amount altogether shall be paid by the abovestated Tenant to the

abovestated Landlord. The amount of the monthly rent has to be paid

within the 10th day of the every English Calendar month basis. The

Tenant has paid an amount of Rs. 10,000/- (Rupees Ten Thousand

Only) already to the Landlord as a security deposit amount.

3. That it is further agreed, declared and covenanted by and between the

parties that the same will be used and occupied on the following

conditions :-

a) The Landlord shall keep the Office premises in wind and watertight

condition.

b) Save and except as aforesaid the Tenant shall otherwise maintain and

preserve the property in good condition and order, protect the same

against moth and white ants, replace all broken fittings and fixtures by

substitutes of equally good quality with prior consent of the Landlord.

c) All taxes (both Lessor’s and Lessee’s share) at present existing shall be

paid by the Landlord, but all increased or additional taxes, if and when

imposed and other charges, if any levied by the municipality, shall be

borne and paid by the Tenant without any right of reimbursement

against the Landlord.

d) That the Tenant shall not make any material alteration to the property

unless approved in writing and sanctioned by the Landlord and in any

event much alteration, if permitted, shall be made by the Tenant at his

own costs, expense and on said terms and conditions as may be

imposed by the Landlord. Such alterations and additions shall in all

cases become the property of the Landlord and the Tenant shall not be

entitled to any contribution by the Landlord or to any compensation on

that account.

e) That the Tenant shall use the property as his rented office with the

employees of his office and shall not transfer the Tenancy or Sub Rent

the whole or any portion thereof.

f) If the Tenant fails or neglects to pay the rent as hereinbefore stated or

otherwise commits any breach of the covenants, conditions and

stipulates hereunder imposed or is adjudicated an insolvent, it shall be

lawful on the part of the Landlord to determine the Tenancy hereunder

created by appropriate notice and to sue for recovery of possession

notwithstanding any waiver of condition of the said.

g) This Tenancy agreement will be effective from 20 th day of March, Two

Thousand Twenty Four (2024) till the expiry of the 2 Year after putting

signature in this Lease Agreement hereunder on 20th day of March,

2026. Unless this Tenancy agreement is renewed after the expiry of

abovestated 2 year it will be deemed that this Tenancy agreement has

come to an end in the eye of law.

h) The Tenant has had inspection of the property and is fully satisfied

about its conditions and internal arrangement and has thereafter freely

and voluntarily agreed to the thereof of Tenancy hereunder provided

and shall not hereafter make any grievance on any account whatsoever.

i) The Tenant will pay the electric charges of the said rented premises

separately to the Landlord against the electric meter being No.:

103282621.

j) Both the parties to this Tenancy agreement will have to give a two

months prior notice to the otherside if he desires to terminate this

Tenancy Agreement.

k) The Tenant will pay an amount of Rs. 1,000/- (Rupees One Thousand

Only) as monthly maintenance charges towards the Landlord during

the abovementioned Tenancy period against the rented premises.

4. Save and aforesaid, the rights and obligations between the parties shall

be governed by the law relating to statutory Lease in force for the time

being.

SCHEDULE ABOVE REFERRED TO

ALL THAT the double room commercial premises for Office & Stay purpose

situated at the ground floor of A 43, Vipin Garden, Kakrola More, Uttam

Nagar, New Delhi, PIN: 110059, and all fittings and fixtures including electricity

and water connection.

respective hands and have signed this agreement on the day, month and
