PREAMBLES
A. EARTH WORKS
NOTES :
1 Existing ground level shall be taken jointly and recorded before commencing the excavation work. Depth of excavation
in cutting shall be computed from these spot levels. For pits at least five spot levels shall be recorded, four at the corners
and one of the centre of the pit. Average of these five readings shall be taken as the average ground level for the pit. For
trenches, spot levels spaced at every 5'-0" centres along the centre line of the trench shall be taken at the average ground
level for the sectional lengths of the trenches.
2 Bottom width for excavation shall be measured as given in the foundation drawings and details showing the width of
bedding concrete only and hence side clearance if any will not be measured separately. The contractor should cover for
this in his rate.
3 The following shall not be measured, and the allowance for the same shall be made by the contractor in their other quoted
rates of excavation items.
iv) Forming steps in the sides of excavation and their removal other than authorised excavation.
v) Bailing or pumping out water in excavation from rains, springs, underground water sources, underground pipe lines etc.
for keeping it dry during construction up to ground level.
vi) Stacking of excavated materials outside the boundaries of site at approved municipal dumping locations specified by the
Project Manager.
5 All kinds of filling in the sides of foundations, in pits, trenches, plinth etc. shall be thoroughly consolidated layer by layer
by hand ramming with heavy cast iron rammers with optimum moisture in soil and watering upto saturation.
NOTES :
1 All RCC and PCC works shall be carried out as per specifications.
2 Sand used shall be coarse sand with fineness modules 2.5 and aggregate shall be hard stone, unless otherwise specified.
3 In all RCC work, rate shall be exclusive of reinforcement, which shall be paid for separately.
5 Rates quoted should include for working at all floors, heights, depths etc.
6 The rates quoted for beams shall be inclusive of inverted, cantilever and sloping beams.
7 Nothing extra shall be paid for jointing new work with the existing concrete/brick works of walls, roof, floor, plaster etc.
with cement mortar. Dismantling work if and where required as per Architect's instructions shall be paid on contract item
rates which includes stacking of serviceable and disposal of unserviceable material within the compound.
8 Holes in RCC slabs, parapets, masonry walls for rain water pipes or spouts shall be left at the time of casting concrete or
raising masonry. Nothing extra shall be paid on this account. These holes will be made good after fixing the pipes without
any extra cost.
9 Grooves chambers, drip moulds, moulds upto 40 x 40 mm shall be made as per drawing design or as per instructions of
the Architect in RCC members without any extra payment. No deduction will be made in concrete quantities for making
such grooves.
10 If in the opinion of the Architect, any surface, other than specified for obtaining patterns in exposed surfaces in concrete
under the specific item, is asked to be left un-rendered and painted, then the item will not be measured as item concerning
exposed surface and no extra for any reason will be allowed.
11 Reinforcement shall be paid for as per the bar bending schedule, to be prepared by the contractor at his own cost and
approved by the Architects. The length shall be taken as per standard measurements and weights as per Table below for
the particular diameter. Rates quoted for reinforcement bars shall include for cutting and bending of reinforcement bars
in any shape and placing in any position as per detailed drawings including providing plastic cover blocks of required
thickness or precast cement concrete cover blocks with binding wire to prevent displacement of reinforcement . Binding
wire for tying of reinforcement, shall be provided by the contractor, but will not be paid. The contractor should cover for
this in his overall rate for the reinforcement bars.
12 Rate for laying of Design mix reinforced cement concrete / Plain cement concrete is inclusive of pumping of RCC / CC
from transit mixer to site of laying at all heights and levels.

C. BRICK WORKS
NOTES :
1 The cement and sand shall be discussed under cement concrete and the mortar is to be composed as specified and
thoroughly mixed. The mixing of mortar shall be done by mechanical mixer. The Architect may, however, relax this
condition at his discretion, taking into account the location and quantum of work. Mortar that has commenced to set shall
not be used in the work.
2 Every brick shall be thoroughly soaked in water before use. Broken bricks shall not be used except as closers. The
courses shall be truly horizontal and the work strictly plumb, joints shall be broken vertically and they shall not exceed 12
mm in thickness. All joints in brick work are to be well filled with mortar.
3 The brick shall not be raised more that 12 single courses per day and shall be built in English bond except for bricks on
edges and half brick wall, shall be built in stretcher bond. Except for brick on edges work, the bricks shall be placed with
frog facing upwards.
4 All joints in brick work shall be raked out 15 mm deep as the work proceeds, and before the mortar sets and work left
clean after wire brushing and pressing the joint with special tools.
5 The brick work is to be carried out with all necessary set backs, projections, cuttings and toothings in conformity with the
drawings.
6 All uneven, irregular and bad brick work, poor in workmanship shall be demolished if deemed necessary by the
Architects and rebuilt by the contractor at his own cost.
7 Any efflorescence observed in brick work should be washed down with clean water and brick surface treated with such
chemicals as are deemed necessary by the Architect without any extra charge and at contractors own expenses, till
efflorescence persists. The brick work shall be demolished if deemed necessary by the Architect and work rebuilt with
new bricks including making good all work disturbed without any extra charges.
8 In brick works, nothing extra will be paid for making openings for exhaust fan/rain water pipe/spouts etc. as shown on
drawings and/or as directed at site.
NOTES :
2 Contractor shall take special precautions to protect all flooring, risers, tread etc. and any damage shall be repaired at
contractors expense to the Architects satisfaction.
3 No work shall be started until the concealed conduit piping, drains etc. are laid by the other agencies prior to
commencing, shall be got approved in writing by the Site Engineer/Architects representative. Failure to do so may result
in demolishing the finished surface and redoing the work, all at Contractors expenses.
a) Cleaning and final preparation of base, sub-grade or sub-floor by trimming style undulation etc. including supplying neat
cement slurry.
b) Use and waste of all temporary fillets, side forms, templates moulds, straight edges.
c) Laying floors at all floors to required slope in any size and shape of panels made either by wooden side forms or strips of
any description. The strips shall be paid for separately if not included in the nomenclature of the item.
5 All stone slabs for floors, treads and risers of steps skirting wall cladding etc. shall be machine cut and as per approved
sample. Nothing extra shall be paid for machine cut slabs.
6 Samples of precast terrazo tiles shall be got approved from the Architect before bulk purchase is made.
7 Kota stone and marble stone shall be free from grinding stone marks and scratches etc.
8 In case of in-situ marble chips flooring, sample shall be prepared by the Contractor and got approved by the Architect
before mass work is taken in hand.
NOTES :
1 The joints in the plaster work shall not be allowed and hence complete height of the wall shall be plastered on the same
day.
i) Making all construction and expansion joints and curing. Date of construction/plastering shall be written on the member
to monitor curing.
ii) Making all V grooves of any pattern as directed by the architect in dados including rounding off junction with floors.
iii) In case of wall plaster, dados and skirting, raking out joints, cleaning the surface, application of cement slurry and
providing 300 mm wide 24 gauge chicken mesh tightly secured at the junction of brick work and RCC work as directed
before applying plaster, skirting and dados treatment, unless otherwise specified. payment for chicken mesh shall be
made separately.
iv) Work in patches, narrow widths, small quantities, bands/raised bands, set backs, offsets corbels and making drip mould in
plaster. Contractor should cover this in plaster rate.
v) Preparing and finishing the junctions of skirting and dado, with relevant mortar.
vii) Cleaning paint splashes, drops or dirt, glass joinery electric fittings wiring etc. including washing the floors and leaving
the premises neat and clean.
viii) Use of self supporting scaffolding and cradles, dust sheets and other coverings for the protection of fixtures, fittings,
furniture, floors etc. Holes in the brick work shall not be allowed for supporting the scaffolding.
ix) Grooves in plaster upto 12 x 10 mm size at roof, the junction of two different finishes of walls, brick and RCC etc. shall
be made as directed.
x) Work shall be carried out at any elevation and at any floor.
3 Primer and paint shall be of similar make and applied as per manufacturers' specifications. only first quality paints and
primers as made by the following firms and approved by the Engineer-in-charge shall be used.
NOTES :
1 All timber shall be of first class quality as described and indicated on drawings and schedules, shall be uniform in texture
free from large, loose head or cluster knots, wanes, injurious open shakes, bore holes, soft or spongy spots, hollow
pockets and all other defects and blemishes. The sizes shown or as described are to be taken as net sizes when finished.
2 All framing and other concealed wood members shall be of sound wood or approved specials and shall be seasoned to a
moisture contents of not less than 10% or more than 12%. Wood of greater moisture contents shall not be used in any
part of the structure.
3 All joints shall be as per best prevalent practice and approved by the Architect. All joinery work shall be glued with best
quality synthetic water proof adhesive Fevicol or Vemicol or equivalent approved.
4 All wood work in contact with brick/RCC work shall be painted with approved asphalt or bitumen paint before placing in
position. Care shall be taken to keep exposed surface clear from tar etc. All concealed wood members shall be painted
with solignum/ antitermite paint before placing in position and Contractor cover for this in his rates.
5 Flush door shutters shall have a solid core and as per IS : 2202 (Part-I).
G. STEEL WORKS
NOTES :
2 The priming coat is required to be of high grade using approved quality of zinc chromate primer to provide a coating
having a good rust preventive properties and shall adhere well to the metal surface, affording a good foundation for
subsequent coats the finishing coats shall be impervious and made from oxide of iron.
3 The work shall have to be executed at any height above ground level. Lift of material will not form a criterion for any
extra amount.
NOTES :
1 Agency to carry out waterproofing work shall got approved from the Architect.
2 Cutting chases in wall, tucking in felt and filling chases with cement concrete 1:2:4 complete and making concrete filled
with parapet wall/junctions shall be included in the rates and nothing extra shall be paid for these.
3 The water proofed roof shall be tested with 150 mm standing water as directed for 7 days.
4 A guarantee for a period of 10 (Ten) years against leakage/ dampness shall be given by the contractor on a non judicial
stamp paper worth Rs.10/-.
5 Measurement for plan only shall be taken and measurement of Vatta shall not be added up. The joint of water proofing
and plaster should be protected by a suitable nosing in the brick work.
