This Lease Agreement ("Agreement") is entered into by and between the undersigned lessor,
Alphard Zaragoza, hereinafter referred to as the "Lessor," and the undersigned lessee,
________________________, hereinafter referred to as the "Lessee," collectively referred to as
the "Parties."

1. Property Description:
The Lessor agrees to lease to the Lessee, and the Lessee agrees to lease from the Lessor,
the following described premises (the "Property"):
[Room for rent in Road 2 Victor Village, Punta Princesa, Cebu City, 6000]

2. Lease Term:
The lease term shall be a minimum of 6 months and a maximum of 1 year, commencing on
[Start Date] _____________ and terminating on [End Date] ____________.

3. Payment Terms:
a. The Lessee shall pay the Lessor one month's rent in advance on or before the [Payment
Due Date] ____________ of each month.
b. In addition to the advance payment, the Lessee shall provide a security deposit equal to
two months' rent on or before the commencement of the lease term.
c. The reservation fee is non-refundable. Therefore, if the lessee cannot move in or decides to
cancel the reservation, the reservation fee will not be refunded.

4. Late Payment:
a. The Lessee agrees to pay the rent on or before the [Payment Due Date Timeframe]
______________.
b. If the Lessee fails to pay the rent on time, a late fee of 150PHP per day shall be charged
until the outstanding rent is fully paid.

5. Termination:
a. The Lessee may terminate this Agreement by providing written notice to the Lessor at least
10 days before the intended termination date.
b. In the event of early termination by the Lessee, the Lessee shall be responsible for paying
the remaining months left in the lease term as stated in this Agreement.

6. Utilities:
The Lessee shall be responsible for all utility costs associated with the Property, including but
not limited to water, electricity, gas, and internet.

7. Maintenance:
The Lessee agrees to maintain the Property in good condition and promptly report any
damages or necessary repairs to the Lessor.

8. Rules and Regulation:


The Lessee agrees to abide by the rules and regulations set forth by the Lessor during the
tenancy period.

9. Governing Law:
This Agreement shall be governed by the laws of the Philippines, and any legal actions related
to this Agreement shall be conducted in the appropriate courts of Cebu City.

10. Entire Agreement:


This Agreement contains the entire agreement between the Parties and supersedes any prior
agreements between the Parties, whether written or oral.

Rules and Regulations for Tenants

As a tenant, you are expected to adhere to the following rules and regulations for the duration of
your tenancy:

1. Rent Payment:

- Rent is due on or before the _______ of each month without exception.


- Late payments will incur a late fee of 150PHP after a grace period of [number] days.

2. Property Maintenance:

- Keep the rented premises clean and sanitary, especially the CR.
- Promptly report any maintenance issues or repairs needed to the landlord.
- Obtain permission before making any alterations or improvements to the property.

3. Noise and Disturbance:

- Respect your neighbors' right to peace and quiet.


- Avoid excessive noise and disturbances, particularly during late hours.

4. Guests and Visitors:

- Notify the landlord of any long-term guests staying for more than 3 consecutive nights.
- Guests should not cause disturbances or inconvenience to other residents.

5. Smoking and Illegal Use:

- Smoking is strictly prohibited inside the premises. Only in open areas.


- Illegal use or possession on the property is grounds for immediate eviction.

6. Pets:

- Pets are not allowed on the premises without prior written permission from the landlord.
- If permission is granted, pet owners are responsible for cleaning up after their pets and
ensuring they do not disturb other residents.

7. Parking and Vehicles:

- Park only in designated parking areas and abide by any parking regulations.
- Do not block driveways or access points with vehicles.

8. Trash Disposal:
- Dispose trash during garbage day (Tuesday and Saturday morning).
- NEVER put your bag of trash into our garbage. Learn to dispose it yourself.
- Do not leave trash or debris in common areas, or outside the property.

9. Safety and Security:

- Keep the property secure by locking doors and windows when not at home.
- Do not give out keys or access codes to unauthorized individuals.

10. Compliance with Laws:

- Abide by all local, state, and federal laws, ordinances, and regulations.
- Any illegal activities conducted on the premises will result in immediate eviction and penalty.

11. Notice of Intent to Vacate:


- Provide the landlord with the number of days' notice prior to vacating the premises.
- The premises should be returned in the same condition as when first occupied, barring
reasonable wear and tear.

12. Dispute Resolution:

- Any disputes or disagreements between tenants and the landlord shall be handled in
accordance with the terms of the lease agreement and applicable laws.

Failure to comply with these rules and regulations may result in warnings, fines, or termination
of the lease agreement. By signing the lease agreement, you acknowledge that you have read
and understood these rules and agree to abide by them during your tenancy.
