West Wing Dormitory Rental Agreement

This Dormitory Rental Agreement is entered into on this month ___________ day of __________,
year of __________, by and between:
Landlord: Shu- Jen Mae R. Cajayon 0775 Sumapang Matanda Malolos City, Bulacan, 3000
Tenant: _________________________ ____________________ ____________________

Collectively referred to as the "Parties."
1. Property Description: The Landlord agrees to rent a dormitory room located at:
Sumapang Matanda, Malolos City, Bulacan to the Tenant, subject to the terms and
conditions set forth in this Agreement.
2. Term: The term of this Agreement shall commence on the Effective Date and shall
continue for a period of 1 school year. And may renew the contract if the tenant wants to
continue staying at West Wing Dormitory.
3. Rent: a. The Tenant shall pay a monthly rent of _________________ pesos (Php_____)
on or before the _____ day of each month during the term of this Agreement.
b. The Rent shall be payable by “cash” to the Landlord or as instructed by the Landlord in
writing.
c. Tenant must pay 1 month advance and 1 month deposit upon signing this contract.
d. Any delay of payment of rental is 2 months max.
4. Security Deposit: a. The Tenant shall provide a security deposit in the amount of
_________________pesos (Php_____) to the Landlord upon signing this Agreement.
b. The Security Deposit shall be held by the Landlord as security for any unpaid rent,
damages, or cleaning expenses caused by the Tenant during the tenancy.
c. The Security Deposit, or any remaining amount after deducting any unpaid rent,
damages, or cleaning expenses, shall be returned to the Tenant within ________ ( ) days
after the termination of this Agreement.
5. Maintenance and Repairs: a. The Landlord shall be responsible for the maintenance and
repairs necessary to keep the common areas and facilities of the dormitory in good and
habitable condition. b. The Tenant shall promptly report any maintenance or repair issues
to the Landlord. c. The Tenant shall be responsible for any damages caused by their
negligence or willful misconduct.
6. Use of Property: a. The Tenant shall use the dormitory room solely for residential
purposes and shall not sublet, assign, or allow any other person to occupy the room
without prior written consent from the Landlord. b. The Tenant shall comply with all
applicable laws, regulations, and rules of the dormitory. c. The Tenant shall respect the
rights and privacy of other residents and shall not engage in any activities that may disturb
or infringe upon their peaceful enjoyment of the premises.
7. Lost or Stolen Property: Landlord is not be responsible for lost or stolen personal
property, money, jewelry for tenant’s rented premises. Tenants assumes all
responsibility for the security and safekeeping any such property.
8. Termination: a. Either Party may terminate this Agreement by giving written notice to the
other Party at least ________ ( ) months prior to the intended termination date. b. In case
of early termination by the Tenant, the Tenant shall be liable for the rent until the end of
the notice period or until a new tenant is found, whichever occurs first.
9. Governing Law: This Agreement shall be governed by and construed in accordance with
the laws of the Philippines
10. Entire Agreement: This Agreement constitutes the entire understanding between the
Parties and supersedes all prior discussions, agreements, or representations, whether
written or oral.
11. Severability: If any provision of this Agreement is held to be invalid or unenforceable, the
remaining provisions shall remain in full force and effect.
12. Waiver: The failure of either Party to enforce any provision of this Agreement shall not be
construed as a waiver or limitation of that Party's right to subsequently enforce and compel
strict compliance with every provision of this Agreement.
Rules/Requirements:
1. Tenant must provide valid ID or COR.
2. Tenant must provide most recently 2x2 ID picture.
3. All Tenants must login and log-out on our logbook.
4. All Tenants has a curfew till 11:00PM.
5. All Tenant’s visitors are only allowed in the receiving area.
6. If the agreed upon limit of electricity usage exceeds (1000Php each unit). All Tenants are
required to pay the exceeded amount of their electricity used.
7. Landlord is allowed to regularly inspect the units.
IN WITNESS WHEREOF, the Parties here to have executed this Dormitory Rental Agreement as
of the Effective Date.
