DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

VICENTE DAYOT, of legal age, married to DANA DAYOT Filipino, and with
residence and postal address at Munez Subdivision, Valencia Site Polomolok, South
Cotabato hereinafter referred to as the SELLER

-AND-

JERSON DAYOT BIÑAS, of legal age, single, Filipino and with residence and postal
address at Brgy. Tuburan, Pototan, Iloilo, hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land located at Lot
No. 16, Block 9 Brgy. of Balabago & Balantang, District of Jaro, City of Iloilo, Island of
Panay and covered by Transfer Certificate of Title No. T-166448 containing a total area of
ONE HUNDRED SEVENTY THREE (173) SQUARE METERS, more or less, and more
particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-166448

“A PARCEL OF LAND (Lot No. 16, Block 9, of the cons. – sub. Plan Pcs-06-003724, being
a portion of the cons. of Lot 2378, Sta. Barbara Cad., Lot 2379-A, Psd-64627 Lot 2330-
D-2, Psd-06-032047 & Lot 2330-E, Psd-06-001502), situated in the Brgy. of Balabago &
Balantang, District of Jaro, City of Iloilo, Island of Panay. Bounded on the SE., along
lines 1-2-3 by Road Lot 14; on the SE., & SW., along lines 3-4-5-6 by Road Lot 15; on
the NW., along line 6-7 by Lot 14; and on the NE., along line 7-1 by Lot 17 both of Block
9; all of the cons.-sub. Plan. Beginning at a point marked “1” on the plan, being S. 06
deg. 46’E., 368. 26 m. from BBM No. 63, Sta. Barbara Cad., Iloilo; thence S. 37 deg.
00’W., 10.60m. to point 2; thence S. 50 deg. 06’W., 2.04 m. to point 3; thence S. 76 deg.
17’W., 2.04 m. to point 4; thence N. 77 deg. 31’W., 2.04 m. to point 5; thence N. 64 deg.
25’W., 7.49 to point 6; thence N. 25 deg. 35’E., 14.00m. to point 7; thence S. 64 deg.
25’E., 14.00 m. to the point of the beginning. Containing an area of ONE HUNDRED
SEVENTY THREE (173) SQUARE METERS. All points referred to are indicated on the
plan and are marked on the ground by P.S. cyl. conc. mons., 15 x 40 cm., bearings true;
date of original survey, Jan. 1911 – June 1912, and that of the cons-subd. survey, Sept.
1 – Oct. 5, 2001 and approved on Feb. 14, 2002.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the
above mentioned property for the amount of Eight Hundred Thousand (P 800,000.00)
Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of Eight Hundred


Thousand (P800,000.00) Philippine Currency, hand paid by the vendee to the vendor, the
SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto the
said BUYER, his heirs and assigns, the certaiN parcel of land together with all the
improvements found thereon, free from all liens and encumbrances of whatever nature
including real estate taxes as of the date of this sale.
