DEED OF ABSOLUTE SALE

KNOW BY ALL MEN BY THESE PRESENTS

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

MELDRID P. BATADLAN, of legal age, maried to CARLO V. BATADLAN,


Filipino, and with residence and postal address at Sitio So-ol 1, Barangay 2, Silay
City, Negros Occidental, Philippines, hereinafter referred to as VENDOR;

-AND-

SALLY DIVINAGRACIA SALAZAR, of legal age, single, Filipino and with


residence and postal address at Barangay Tortosa, Manapla, Negros Occidental,
hereinafter referred to as VENDEE.

WITNESSETH;

WHEREAS, the VENDOR is the registered owner of a parcel of land with


no improvements located at Lot 16 BIk. 18, Tierra Felisa, Silay City and covered
by Transfer Certificate of Title No: TCT-38262 containing a total area of Eighty
Five (85) SQUARE METERS, more or less, and more particularly described as
follows:

TRANSFER CERTIFICATE OF TITLE NO. TCT-38262

“A PARCEL OF LAND (Lot 16, Block 18, of the subd. Plan, Psd-
06-075464, being a portion of Block 17, Psd-06-069530), situated
in the Barangay of Lantad, City of Silay, Province of Negros Occ.,
Island of Negros. Bounded on the SE., along the 1-2 by Lot 14; on
the SW., Along line 2-3 by Road Lot 17; on the NW., along line 3-
4 by Lot 18; and on the NE., along line 4-1 by Lot 15. both of
Block 18, all of the subd. plan. Beginning at the point marked "I"
on the plan, being N. 58 deg. 34' E., 839.55 m. trom BBM No.40,
Silay Cad. 49; thence S. 41 deg 12' W., 10.22 m. to point 2;
Thence N 54 deg. 54' W., 8.05 m to point 3; Thence N. 41 deg. 12'
E., 11.02 m. to point 4; thence S., 49 deg. 11' E., 8.00 m. to the
point…”

WHEREAS, the VENDEE has offered to buy and the VENDOR has
agreed to sell the above mentioned property for the amount of ONE HUNDRED
THOUSAND (Php 100,000.00) Pesos only, Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of ONE


HUNDRED THOUSAND (Php 100,000.00) Pesos only, Philippine Currency,
hand paid by the vendee to the vendor, the VENDOR DO HEREBY SELL,
TRANSFER, and CONVEY by way of Absolute Sale unto the said VENDEE, his
heirs and assigns, the certain parcel of land together with all the improvements
found thereon, free from all liens and encumbrances of whatever nature including
real estate taxes as of the date of this sale.
IN WITNESS WHEREOF, the VENDOR and the VENDEE have signed this deed on

parties and their witnesses, and sealed with my notarial seal.

ACKNOWLEDGMENT RECEIPT

We, MELDRID P. BATADLAN with marital consent of CARLO V. BATADLAN,


received an amount of ONE HUNDRED THOUSAND PESOS (P100,000.00) from SALLY
DIVINAGRACIA SALAZAR as payment for the lot that we are selling with Transfer
Certificate of Title No. 38262.
