WHEREAS we are intending to purchase jointly " A Row House No.


02 residential unit Ground plus First Floor, Carpet area of which is
1029.00 Sq.Feet ie. 95.63 Sq.Mtrs plus adjacent Terrace of area 44
Sq.Feet ie. 4.09 Sq.Mtrs. plus Top Terrace of area 485 Sq.Fts. ie.
45.07 Sq.Mtrs. plus open space of area 710 Sq.Ft. ie. 65.98 Sq.
Mtrs. the address of which is S.No. 125/2A Pimple Saudagar and the
name of the project is "Sai Avenue Co-Operative Housing Society
Ltd."Pune 411027, hereinafter referred to as the “said premises”.

AND WHEREAS by reasons of prolong stay in abroad due to job


commitments we are unable to attend to the intended transfer of
the said premises to our name or to attend to the formalities of the
intended transfer of the said premises to our name we deem it
necessary and expedient to appoint a duly Constituted Attorney for
and our behalf to act for us.

NOW KNOW BYE ALL AND THESE PRESENTS WITNESS that we the
Executants above named do hereby nominate, constitute and
appoint the Attorney who is Cousin of Mr. Vaibhav Anantrao
Duddulwar and Cousin in law of Mrs. Trupti Haribhau
Padmawar the said:

to be our true and lawfully Constituted Attorney to represent


us about the said premises and do any of the acts, deeds, or things
enumerated herein below:

1. To purchase and acquire the said premises from the vendor


Mr. Prashant Deshpande and Mrs. Ashlesha Deshpande
thereof.

2. To make payments for the said premises to the owner for the
said transaction on our behalf if required. To take the original
documents from the vendors regarding said property and give
proper receipt to them on our behalf.

3. To obtain any requisite permission for purchase of the said


premises in our name for such purposes to sign any applications,
affidavits, undertakings, required thereof.

4. To sign and execute all deeds, instruments and any


assurances which our said Attorney shall consider necessary for fully
and effectually conveying the said premises as We could ourselves
in our favor to accept possession and to file due, discharge receipt
for and on our behalf.

5. To appear for and on our behalf before any Registration


Authority for the execution and registration of any documents
like Agreement to Sale, Deed Of Assignment/ Deed Of
Apartment, any correction deed, Memorandum Of
Understanding if required in connection with the said premises
and to sign and execute the same on our behalf, and to admit
execution thereof.

6. To attend the office of the sub-registrar of Assurances or the


registrar of the competent jurisdiction under the Indian Registration
Act 1908 i.e. Sub-registrar Haveli No. I to XXVII, as per the
description of the property i.e. said Property.

7. To sign forms, deeds, applications and all documents and


papers required for the purpose of registration under Co-operative
Housing Society or a Limited Company or an Association of
Apartment Owners and become member thereof participating in all
meetings and proceedings from time to time, obtain share certificate
and/or other documents issued in our name and hold the same as
our Attorney and obtain possession of the Said Property.

8. To sign the bank documents or documents from any other


financial institutions on our behalf for obtaining loan against the
purchase of said property and to complete any other formalities of
loan giving bank or loan giving any other financial institution against
the purchase of said property. To accept the bank loans
N.O.C./Clearance Letter/s and sign the acceptance/s thereof in
token of our acceptance of the terms and conditions therein
contained and to pay on our behalf the necessary fees and any
other charges livable in respect of the said loan/s against purchase
of said property. Also to sign indemnities and any other legal
documents of the banks regarding transactions related to said
property on our behalf.

9. In general to do all other acts, deeds, matters and things


whatsoever for the effectual purchase of the said premises to all
intents and purpose as We could do in our own proper person if
these presents had not been made.

10. To obtain possession of the Said Property as and when the


same is ready for occupation.

11. To give on Leave and License and execute and register


agreement for the same on our behalf.

12. To present before (M.S.E.B.) M.S.E.D.C.L., P.C.M.C. or any other


Government or semi Government institution and to give necessary
applications or affidavits on our behalf to change the name on the
said property after execution of Sale Deed.

13. To pay all taxes, rates, charges, expenses, and other out
goings in respect of the said property within Pune Premises and to
represent us before the authorities of Income Tax, Sales Tax,
Wealth Tax and other Govt. or Semi Govt. bodies or local authorities
and to pay such taxes, dues, amounts of fine etc. regarding the said
property, which will be payable by us.

14. To sign and execute Agreement to Sale, Deed Of


Assignment/ Deed Of Apartment, any correction deed,
Memorandum Of Understanding, on our said Attorney shall
consider necessary for fully and effectually conveying the said
premises as we could ourselves in our favor to accept possession
and to file due, discharge receipt for and on our behalf.

15. To appear before any court of law or any other judicial or quasi
judicial authority on our behalf if any dispute arise during the
transaction regarding the said property and take the necessary
steps and actions for that on our behalf.

16. This Power of Attorney is given without consideration and


for the purposes above mentioned.

17. This Power of Attorney is not given for the sale purpose of
the said property.

And we do hereby and hereunder state that all acts, deeds or things
done, performed, executed by our Attorney or agents or substitutes
appointed by our Attorney pursuant to these presents, shall be
binding on us as if each act, deed or things done by us when
personally present and We do hereby and hereunder agree to ratify
all acts, deeds or things done by our Attorney.
