(Hereinafter called the “LICENSEE” which expression that wherever the
context permits to include their successors and assigns) of the OTHER PART,
witnesses as follow;

Whereas SHITAL P NAKOOM declares as he is the absolute owner of the


premises situated at Residential HOUSE NO. A-12, Saffron City ,Jolva, Dahej,
Bharuch Gujarat Having 3 BED ROOM, 1 HALL and 01 KITCHEN with toilet
bathrooms (Hereinafter called the said premises) and the premises in a vacant possessions
of the licensor and the licensor is desirous of giving hereby the said premises on “LEAVE
AND LICENSE” basis to the Licensee and whereas the Licensee is also desirous of taking the
said premises on the terms and conditions herein after appearing :

NOW IT IS AGREED AND DECLARED AS FOLLOWS:


1. OCCUPATIONAL CHARGES:
The licensee shall pay the Licensor Rs.28000/- (Rupees Twenty Eight
Thousand Only) per month as occupation charge for the above
mentioned premise occupational charges to be paid by the licensee to
the licensor on “1st to 10th" of every English Calendar month in advance.

2. SECURITY DEPOSIT:
The LCENSE has agreed to pay licensor an amount Rs.28000/- (Rupees
Twenty Eight Thousand Only) as security Deposit without bearing any
interest to ward damages and dues etc. which shall be refunded by the
licensor on receiving the said premises in good conditions on the day of
handing over the premises.
3. DATE OF OCCUPATION & VALIDITY OF CONTRACT:
The leave and license Agreement period for 11 month only and
commence from 01st Sep 2024 to 31st July 2025.
4. NOTICE PERIOD:
In an event where the licensee wishes to hand over the possession of the
said premises occupied by them, they have One Month notice in advance
of such Intension Similarly the Licensors also will have an option to get
the premises vacated by giving One – Month advance notice.
5. ELECTRICITY:
Meter has been installed which the licensor will allow the License to use
Electricity bills relating to the license shall be payable by the license
without default.
6. After the period of 11 months the contract expiry automatically and the
License shall hand over the vacant possession to the licensor, but the
License intends to continue the occupation he shall informs to the
Licensor in writing at least one month before expiry of the contract and
the licensor/licensee may renew the contract for a further period as may
be mutually agreed.
7. TAXES:
The Licensor shall pay municipal tax and the society/Apartment main
maintenance.
8. REPAIRS:
All repairs of items given for use such as sanitary, electrical, glasses,
fittings and fixtures, etc. shall be made by the licensee at his cost in case
of any damage.
9. The Licensee at his cost shall keep the said premises in clean and
hygienic conditions. The PREMISES WILL BE USED FOR RESIDENTIAL
PURPOSES ONLY. The Licensee should not make any additions or
alterations in the demised premises except with the written permission
of the licensor. On the termination of the agreement, Licensee to hand
over the premises in as Good order and condition as the same are now-
subject to a reasonable use and wear and tear, damage by act of God
being exempted, Licensee to
make good any damage cause due to the negligent act of the Licensee or
any of its servants.
10. The Licensee shall not mortgage, transfer, sell and sub-let or incurs any
type or any kind of liability on the premises occupied by the Licensee.
11. The Licensee shall permit the Licensor or his agent at all reasonable time
subject to his convenience, during the duration of this Agreement to
inspect the premises prior information must be given before visiting the
premises.
12. The Licensee shall not store keep or bring any illegal, dangerous
material/item into the premises, which may be injurious to the
premises/neighbors etc.
13. It is hereby agreed between the parties that the LICENSEE shall not claim
any tenancy rights.
14. ARBITRATOR:
All or any dispute regarding this contract or occupancy they shall be first
settled mutually, if necessary by arbitrators and jurisdiction shall be
BHARUCH only.
15. The Leave and License Agreement is valid for 11 month only; there will
be increase in rent by mutual understanding after 11 months.
IN WITNESS WHEREOF the parties have hereunto put their hands and seal the
day and year first hereinabove written.
