STRATEGIES FOR ENHANCED
CONSTRUCTION SITE SUPERVISION PRESENTED BY
BLDR. DR. CHRISTOPHER CHIDI BELONWU
About our Industry… • It plays in the preservation of the life and its dignity • Its product - shelter, is one of the fundamental rights of every human. • It is the bride of all and by extension, an all-comers affair. • Every human expects to interface with in one way or the other during a life time. • Good knowledge of the factors of production is needed –money, manpower, machinery, materials and management. Enhancing Artisanal Productivity through Effective Skills Supervision • The efforts to meet the housing deficit and developmental expectations is highly dependent on the availability of and adequacy of skilled manpower. • The absence or lack of technological innovation has increased the need for reliance on human. • The industry is still populated with highly unskilled, unclassified and inefficient workers whose only interest is mostly about getting their daily breads and not job satisfaction, meeting project objectives or meeting the needs of the clients. Contd. • This is currently one of the greatest challenges facing the industry • It is increasingly difficult to effectively supervise workers. • Inadequate supervision practices can lead to improper planning and poor management of tools, equipment, materials, and labour which affect productivity. • Builders are mostly affected since they are to plan for the various aspects of the work, lead the construction team, coordinate the inputs of the team and direct the work of others to meet the objectives of the projects. Need for Effective Supervision
a. Ensure that specified standards are maintained
b. Ensure that works are completed on time and schedule c. Ensure that personnel put honesty in their work d. Compile report of staff performance on construction activities e. Determine skills gap of artisans To Increase the Efficiency of Skilled Workers
• Hire the Right Set of Workers
• Train and Re-train Workers • Consider Competence for Role Assignment • Renumeration and Compensation should be performance driven • Plan Properly • Motivate Workers • Adopt Technology Logistics Management in Construction • Construction logistics involves the planning, executing and coordinating the movement and storage of project resources; materials, equipment, and personnel to ensure that the right resources are available at the right place and time, minimizing delays and maximizing efficiency. • To properly plan for construction logistics, a clear information on the project scope, schedule, budget and the ability to adapt to unforeseen challenges is necessary. Efficient logistics management can lead to…
Cost Savings and waste reduction
Timely arrival of materials and equipment, forestalling delays Safe site practice, reducing accidents and injuries
Timely delivery of materials ensuring that construction processes are not
rushed. Things to consider in construction logistics • Supply Chain Management • Material Management • Equipment Management • Site Management • Human Resource Management How to overcome Logistics Challenge • Use Project Schedule • Detailed Planning is encouraged • Communication Clearly • Leverage on Technology • Risk Management • Supplier Relationships • Transportation Equipment Management in Construction • Construction equipment management entails planning, sourcing, using, storing and maintaining construction equipment to ensure they meet project requirements and are used effectively and safely. • This generally involves the cost of usage and maintenance. • If a good equipment is not used or properly used, it affects project time, cost and safety. Importance of Equipment Management
Improve the longevity of equipment
Decrease safety risks Reduce the potential for increased and unplanned costs Avoid projects running behind schedule and Reduce preventable injuries Ensuring Effective Equipment Usage • Develop usage policy to align with manufacturer`s guidelines on handling, usage, maintenance and storage. • Ensure proper usage to avoid damage, injury and poor workmanship. • Ensure proper storage. • Ensure planned maintenance • Secure equipment from theft • Train staff • Consider site terrain • Decide whether to hire or purchase • Know when to retire or replace Equipment Maintenance Checklist When using equipment… • Check for damage outside and inside • Check fluid levels • Check battery life • Walk around the equipment and check for any hazards • Check the undercarriage to ensure nothing is missing or leaking Contd.
When using equipment…
Listen for any unusual noises when starting the equipment
Ensure all gauges are working properly Check that lights, brakes and steering are functioning Note any changes from previous uses Contd.
After using equipment…
Park and store equipment safely
Top up fuel
Wash and clean
Note any new damage or changes to operation from use
