Subject : Work Order for Barter contract on a Lock and Key Basis for the
residential building located at Shimpoli, Borivali West.

Dear Sir,
This letter serves as a formal work order for the provision of Barter system contract for the residential
building named Omkara Unchai located at Shimpoli Road, Borivali West, Mumbai 400092, consisting of G +
9 floors.
As per our discussions with you regarding the work to be done on a lock and key for Barter System basis at
above mentioned site, we have hereby given work order as per below scope of work in exchange of 4 Flats
& 33,33,000 Rs + 18% GST Considering the rate of 21,000 as per RERA Square feet. Construction Cost will
be Rs.2400 per Sq.Ft

Details of Flat & Flat Number for Barter are as follows:

Flat No 901 with Area:- 608 Sqft


Flat No 902 with Area:- 511 Sqft
Flat No 903 with Area:- 644 Sqft
Flat No 803 with Area:- 644 Sqft

A – WORK IN OUR SCOPE:


1. Excavation and backfilling.
2. Water and electricity at the site for labour and construction activity. 3-phase electricity shall be provided
for lift and mixture.
3. BMC drinking water (temporary & permanent) connection permission taken by the owner.
4. Sewerage line main chamber in the plot (temporary & permanent) connection permission taken by the
owner.
5. Stack parking/puzzle parking, and lift/rotary parking shall be in the scope of the owner.
6. Carriage entries from the main road to plot permission taken by the owner.
7. Fire fitting work shall be in the owner’s scope.
8. Residential lift shall be in the owner’s scope.
9. Any type of other permission, MCGM, Plumbing looping approval, rainwater harvesting, Adani
energy/Reliance energy/Tata power permission shall all be taken by the owner.
10. Any person/community/police/political party claiming any funds or donations shall be i n the scope of the
owner.

11. Security will be under the scope of the owner.


12. Government taxes (GST) shall be paid extra as applicable as per government rules.

B – WORK IN CONTRACTOR’S SCOPE:


1. From main gate to terrace level work in LOCK AND KEY as per condition.
2. The basic rate for steel will be Rs.52000 per metric ton. The basic steel consumption will be 4 kg per sq.ft.
(approx) any 5% +,- increase will be borne by contractor or developer vice-versa.
3. The basic rate for cement will be Rs.310 per bag. The basic cement consumption will be 0.5 bags per sq.ft.
(approx)
4. M S Railing work /Grill work (1 meter) with epoxy paint.

C - DETAILS OF SITE:
1. Residential building of G + 9 floors as per approval from BMC.
2. Our rate shall be Rs.2400 per sq.ft. + government taxes (GST- 18%).
3. Area – 22450 square feet (approx). (As finalized in area calculation).
4. Barter Rate for Flat will be Rs.21000 per Sq.ft.

TERMS AND CONDITION


1. Area calculation: Ground floor (14ft) – 100%, out-to-out lift and staircase, stilt area, balcony area, security
cabin – 100%, loft – extra 50%, terrace – parapet wall up to 5 feet only. Extra charges above 5 feet.
2. External masonry shall be 6” block, as per cement mortar standard ratio as per RCC consultant
requirement and internal masonry shall be 4” block.
3. Waterproofing in toilet & water tank. Terrace waterproofing with China mosaic fixing (chemical coating)
with 10 years waterproof warranty.
4. External plaster double coat sand face muthia finish in cement to mortal ratio 1:4 With waterproofing
chemical.
5. Internal plaster wherever required and waterproofing in toilet. (except R.C.C.)
6. Underground tank/Lift Shaft (box type waterproofing) & overhead tank (waterproofing). Tank size as per
requirement.
7. Concrete grade M-30 As per RCC Consultant Requirement.
8. Cube testing & mixed design paid by the contractor.
9. In all R.C.C. we will use washable/crush sand along with metal 2. In Internal & External Plaster we will use
Gujarat sand.
10. We will use UltraTech cement 53 grade OPC for all RCC work. For Block work, internal & external
plasterwork 43 grade OPC cement will be used.
11. If by any means, work is stopped after 15 days from the owner’s side, 2% interest p.m. shall be charged
on the investment made by the contractor till the date when the work is resumed. If the work is stopped by
the contractor’s side, the owner has the right to charge interest at the same rate.
12. Only labour work related to DG & fire connection will be on the contractor's scope. All materials required
for the same shall be provided by the developer.
13. All the work will be performed as per the plans/drawings given by the developer. After the work is
completed, if there are any changes in the plans/drawings, extra charges will be applied for demolition as
well as reconstruction of the same.

(a) FINISHING WORK


(i) ELECTRICAL WORK: (As per Architectural drawing)
1. All the electrical wiring will be of copper (Polycab/RR Cable/Anchor/KEL) or equivalent to ISI Standard. 1.5
mm wire will be used for regular use. For AC and Geyser - 4 mm wire will be used.
2. For modular Switches – Penta, Roma, Anchor, or equivalent to ISI Standard.
3. ELCB for every flat and MCB for Individual Domestic Circuit Indo-Asian and or equivalent.
4. Earthing to be provided of Copper/Aluminium.
5. Concealed board PVC/GI
6. Cable TV, Intercom, Internet & Telecom wires with PVC conduit.
7. Maximum points per flat would be 35 points. Post that - Rs.900 per point will be charged extra.
8. 3 points will be calculated for every two-way point.
9. Provision for point of exhaust fan in kitchen and bathroom.
10. A point for a geyser in each bathroom will be provided.

(ii) PLUMBING:
1. Concealed all the external down take and looping work – UPVC & Internal work – CPVC.
Prince/Astral/Supreme make
2. In the Bathroom – regular series CP Fittings of Jaguar continental range.
3. Plumbing Sanitary ware will be of Soncera company.
4. Diverter, Overhead Shower & Angle cock
5. Wall hung w/c, wash basin, heavy duty concrete cover will be provided to resist fire load in all the
sewerage line.
6. Rainwater harvesting as per requirement.
7. Drainage pipe – PVC-class A & flush valve in each toilet.

(iii) DRAINAGE:
1. Shall be laid as per requirement of MCGM. SW Pipes shall be used for drainage lines.

(iv) FLOORING: (As per Architectural requirement)


1. Living/Passage – verified tiles of size 800*800 (Basic rate – Rs.36 per sq.ft.)
2. Bedroom & Kitchen – verified tiles of size 800*800 (Basic rate – Rs.36 per sq.ft.)
3. Kitchen Platform – Regular Granite as per your choice & size with S.S sink, Jindal or Daimond or
equivalent, service platform as per requirement.
4. Bathrooms – First quality ceramic dado (size 600*300) tiles and for flooring – non-slippery tiles as per
requirement. (Basic rate – Rs.27 per sq.ft.)
5. Ground to first-floor level granite staircase tread and riser. First floor to terrace level tread – green
marble/kota stone. For riser – tiles with skirting. (Basic rate Granite 100 Rs Per Sqft Including GST)
6. Paving area/still parking checker tiles 300*300 mm or as per requirement. (Basic Rate 25Rs Per Sq.Ft
Including GST)

(v) ENTRANCE LOBBY:


1. Entrance – an attractive entrance with decorative tiles/granite and dado with false-ceiling as per
architect's detailed drawings.
2. Ground to first-floor level SS 203 railing as per requirement.

3. First floor to terrace level SS 203 railing, window, and OH tank railing as per requirement.
4. On each floor of the lift lobby, tiles flooring with granite frame and good quality paint.

(VI) DOORS: (WITH FITTING AND FIXTURES)


1. Door frame – Red mirading, main door of 6*21 size, bedroom door size 4*21 and fire door size 5*21 with
two hours fire resistance as per fire requirement.
2. Door shutter – both sides laminate finish back side 0.8mm front 1mm laminate.
3. Main door – 45mm flush door (fire door) hard wood with both side laminate standard hardware fittings
(night latch, handle, tower bolt, eyeglass)
4. Bedroom shutter – 35mm flush door hardwood with both side laminate standard hardware fittings.
5. Aluminium bathroom door/flush door both sides laminated as per requirement.
6. Sliding window of anodized 1” or ¾ series make 5mm thick tinted glass, 1 mosquito net non-Jindal.
7. MS railing work/grill work as per requirement (only till 1 meter) with epoxy paint.
8. All aluminium sliding window fixing below Indian marble sill (double patti) on all four sides of walls in
bedrooms, living, and kitchen inside 4 sides granite work.

(vii) PAINTING:
1. Plastic painting in hall, bathroom, and kitchen wall and ceiling area – base coat of putty and gypsum.
Asian, JSW, Birla
2. External: 100% waterproofing acrylic paint - Asian, JSW with texture of standard quality.
3. Lobby & staircase area.

(viii) WATERPROOFING:
1. Waterproofing treatment of all toilets, terraces, and bathrooms in brick bat coba. Chajja-waterproofing
will be carried out using construction chemicals such as Sunanda/Fosroc.

(b) OTHER WORKS


1. Removal of debris is within the contractor’s scope of work. However, any BMC approval/royalty if
required will be taken by the developer.
2. Surrounding ground paving for the building line with compound wall will be in the contractor’s scope.
3. All work in full safety. (i.e. safety net, full lift covered by green bardan) In contractor’s scope.
4. Site management and supervisor team will be in the contractor’s scope.
5. Building name, letterboxes, and name-plates of flat owners will in developer’s scope.

PLEASE NOTE:
Warranty on paint, plumbing, and electrical material as per company warranty.

1. COMPLETION OF WORK:
Completion of RCC work within 12 months and completion of RCC work with finishing work within 16
months considering start date as 1 st Dec,2023. With grace period of 30days.

2. FORCE MAJEURE:
The parties shall ensure due compliance with the terms of this agreement. However, no party shall be liable
for any loss or damage whatsoever arising out of failure to carry out terms of this agreement to the extent
that such a failure is due to force majeure events such as war, rebellion, mutiny, civil commotion, riot, strike,
lockout, forces of nature, accident, act of God, act of government and any other reason beyond the control
of concerned party.

3. VALIDITY PERIOD:
This MOU shall remain valid and binding to both parties for a period of 16 months effective the date of
execution of this MOU. The validity period can be further extended on a mutually agreed period between
both parties.
