Subject : Work Order for Barter contract on a Lock and Key Basis for the
residential building located at Shimpoli, Borivali West.
Dear Sir,
This letter serves as a formal work order for the provision of Barter system contract for the residential
building named Omkara Unchai located at Shimpoli Road, Borivali West, Mumbai 400092, consisting of G +
9 floors.
As per our discussions with you regarding the work to be done on a lock and key for Barter System basis at
above mentioned site, we have hereby given work order as per below scope of work in exchange of 4 Flats
& 33,33,000 Rs + 18% GST Considering the rate of 21,000 as per RERA Square feet. Construction Cost will
be Rs.2400 per Sq.Ft
C - DETAILS OF SITE:
1. Residential building of G + 9 floors as per approval from BMC.
2. Our rate shall be Rs.2400 per sq.ft. + government taxes (GST- 18%).
3. Area – 22450 square feet (approx). (As finalized in area calculation).
4. Barter Rate for Flat will be Rs.21000 per Sq.ft.
(ii) PLUMBING:
1. Concealed all the external down take and looping work – UPVC & Internal work – CPVC.
Prince/Astral/Supreme make
2. In the Bathroom – regular series CP Fittings of Jaguar continental range.
3. Plumbing Sanitary ware will be of Soncera company.
4. Diverter, Overhead Shower & Angle cock
5. Wall hung w/c, wash basin, heavy duty concrete cover will be provided to resist fire load in all the
sewerage line.
6. Rainwater harvesting as per requirement.
7. Drainage pipe – PVC-class A & flush valve in each toilet.
(iii) DRAINAGE:
1. Shall be laid as per requirement of MCGM. SW Pipes shall be used for drainage lines.
3. First floor to terrace level SS 203 railing, window, and OH tank railing as per requirement.
4. On each floor of the lift lobby, tiles flooring with granite frame and good quality paint.
(vii) PAINTING:
1. Plastic painting in hall, bathroom, and kitchen wall and ceiling area – base coat of putty and gypsum.
Asian, JSW, Birla
2. External: 100% waterproofing acrylic paint - Asian, JSW with texture of standard quality.
3. Lobby & staircase area.
(viii) WATERPROOFING:
1. Waterproofing treatment of all toilets, terraces, and bathrooms in brick bat coba. Chajja-waterproofing
will be carried out using construction chemicals such as Sunanda/Fosroc.
PLEASE NOTE:
Warranty on paint, plumbing, and electrical material as per company warranty.
PAYMENT SCHEDULE:
4 Block work 7%
5 Internal and external plaster 11%
6 Tiling work 5%

11 Doors with hardware fitting 3%

1. COMPLETION OF WORK:
Completion of RCC work within 12 months and completion of RCC work with finishing work within 16
months considering start date as 1 st Dec,2023. With grace period of 30days.
2. FORCE MAJEURE:
The parties shall ensure due compliance with the terms of this agreement. However, no party shall be liable
for any loss or damage whatsoever arising out of failure to carry out terms of this agreement to the extent
that such a failure is due to force majeure events such as war, rebellion, mutiny, civil commotion, riot, strike,
lockout, forces of nature, accident, act of God, act of government and any other reason beyond the control
of concerned party.
3. VALIDITY PERIOD:
This MOU shall remain valid and binding to both parties for a period of 16 months effective the date of
execution of this MOU. The validity period can be further extended on a mutually agreed period between
both parties.
