1) DESIGN AND DRAWINGS:


1. FLOOR PLAN.
2.STRUCTURAL DESIGN BY APPROVED AGENCY.
3. ELEVATION PLAN.

2) STRUCTURE :
1. Footing depth – 5feet to 6feet as per site conditions suggested by structural
engineering.
2. Plinth height will be 1.5 foot above natural ground level.
3. Floor to floor height will be 11’ (floor finish to slab top level).
4. Steel – Fe 550 TMT Meenakshi or indus or Jindal etc or equivalent to it.
5. Cement – Maha or ACC or Juwari etc .
6. Concrete – M7.5 for pcc works & M20 for all RCC works.
7. Waterproof chemical – Dr. Fixit or Fosroc.
8. Internal plaster 1:5 (p sand & ppc cement) 12 to 15mm thickness.
9. External plaster 1:5 (p sand and ppc cement) 20 to 25mm thicknes.
10. Ceiling plaster 1:4 (p sand and ppc cement) 10mm thickness.
11. concrete solid block walls – 6” for main wall & 4” thickness for internal and
parapet walls.
3) Flooring and wall tiles :
1. Living kitchen and dining area 2 x4 vitrified tiles worth of 80 rupees.

5) Fabrication work details:


1. MS railings for staircase will be provided.
2. Ss railing with glass provision in balcony areas with the plane glass(as per
elevation drawing).
3. All windows will be provided with safety grills 11 mm rods will be used.

6) Doors and window details:


1. Main, Puja Door - Teak Wood frame & shutter including hardware - Rs.40,000/per
door.
2. Internal Door - Sal wood frame & flush shutter including hardware - Rs.15,000/per
door.
3. Main, Puja Door - Polished with melamine spray.
4. Bathroom Door - Frame & shutter including hardware - Rs.10,000/-per door.
5. Door Hardware – Ozone/Europa/Dorma make.
6. Door Hinges – SS hinges.
7. Upvc windows 3 track, mesh shutters in all windows (except kitchen bathroom &
fixed glasses), smooth operating system will be used, 4mm to 6mm saint goblin
glass will be used, rain water exit provision in all frames, rubber cascading for
mosquito proof, solid steel reinforcement in all frames.
7) Painting work:
1. Interior paint walls and ceiling, 2 coat putty, 2 coat primer & 2 coat Royal paint for all
internal walls and latest tractor shine ceiling.
2. Exterior wall paint: 1 coat primer, 2 coat apex emulsion waterproof paint.

8) Electrical work:
1.Light & power points – as per electrical design.
2.Conduits – Good quality, hidden in slabs and walls.
3.Fire proof copper wire – Finolex or Polycab.
4.External electrification is included.
5.Switches & Plates – Anchor-Roma make.

9) Elevation:
1. This proposal includes aethetically pleasing elevation. A 3D elevation is presented for
client to choose from & design.
2.Texture painting, tile cladding, shera cladding or any similar features can be choosen
Cost of elevation work of worth MRP 40,000/- will be done.

10).EXCLUSIONS & INCIDENTALS:-


1. Government fees for the liaison bodies to be paid directly by the client and complete
fee payment for plan sanction in Panchayat limits need to be borne by client.
2. Assuming the site & road level to be equal, if the ground level needs to be raised above
1’6”, it shall be charged for accordingly.
3. Hard rock /soft rock excavation, if it arises shall be charged for accordingly.
4.Buying new earth/sending existing earth for excavation/backfilling purpose shall be
charged on actual.
5. Basic price of Cement is Rs.400/- per bag & Steel is Rs.70,000/- per MT. Any increase
in these prices shall be charged accordingly.
6. One point of Electricity & water needs to be provided by the client free of cost to
facilitate construction.
7.A specific area to construct labour and material shed needs to be provided within 50
feet from the construction place by the client.
8. Any road cutting charges for the connection of Electricity and Sewage lines is not
included, such works shall be charged additionally.
9. Interior work &Safety grill is not included in costing.
