Lease agreement

This lease agreement is made on the 30th of October 2024 by and between Ms. Gedsarin Puripanya,
holder of Thai ID Card number 3 8004 00408 47 1, who shall be known as the “landlord”, and Mr. Ivica
Radovančić, holder of Croatia passport number 282683588, who shall be known as the “tenant”. The
parties agree as follows:

1. Premises. Landlord, in consideration of the lease payment provided in this Agreement, leases to
the tenant for the sole purpose of residence the following apartment:

2. Term. The lease shall commence on the 1st of December 2024 and shall end on the 1st of April
2025.

3. Lease payment. Tenant shall pay to the landlord a lease payment of 15.000 (fifteen thousand)
Thai Baht per month, payable within 1st to 5th of each month. The first month is to be paid upon
moving in.

4. Booking / security deposit. A security deposit of 15.000 (fifteen thousand) Thai Baht is to be
paid by the tenant to the landlord upon signing this agreement. This security deposit of 15.000
(fifteen thousand) Thai Baht will be refunded by the landlord to the tenant within 2 (two) hours
upon successful completion of the present agreement and provided the tenant has paid all
outstanding utility bills (water and electricity).

5. Payments. Payments shall be made on the following account:

6. Late payment. Should the tenant fail to pay the lease payment within 5 th of each month, a late
penalty of 500 (five hundred) Thai Baht per day will be applied. If the tenant fails to pay lease
and late penalties within the 16th of each month, then the tenant will be in breach of the
agreement and the tenancy will be terminated. The tenant shall vacate the premises within 72
(seventy-two) hours and the security deposit will be forfeited to the landlord.

7. Electricity and water. The consumption of electricity and water are not included in the lease
payment and shall be the responsibility of the tenant. Both meters shall be reviewed upon the
entering of the tenant, and when moving out. Government’s rate ≈ 5 (five) Thai Baht per unit
(electricity) and ≈ 20 (twenty) Thai Baht per cubic meter (water).

8. Internet. The landlord will provide internet connection (Wi-Fi) of up to 200 Mbps, and the
consumption is included in the lease payment.

9. Possession. Tenant shall be entitled possession on the morning of 1 st of December 2024.

10. Maintenance. Landlord will ensure that all fixtures, furnishings, and appliances will function
properly (repair and/or replace) during the tenant’s term of stay.

11. Access by landlord to premises. Subject to tenant’s consent (which shall not be unreasonably
withheld), landlord shall have the right to enter the premises to make inspections of provide
necessary services. As provided by law, in the case of an emergency (e.g. fire), landlord may
enter the premises without tenant’s consent.

12. Dangerous materials. Tenant shall not keep or have on the premises any article or thing, with
the exception of safely stored and contained cooking gas, of a dangerous, inflammable, or
explosive character that might substantially increase the danger of fire on the premises, or that
might be considered hazardous by a responsible insurance company, unless prior written
consent from the Landlord is obtained and proof of adequate insurance protection is provided
by the tenant to the landlord.

13. Alterations. The tenant will not make any alteration to the premises without prior written
consent of the landlord.

14. Belongings. The premises are leased fully furnished and it is expressly understood by both
parties that any items belonging to the tenant and installed in the premises are to be removed
by the tenant at the termination of the agreement, and any damage caused thereby will be the
responsibility of the tenant. An inventory with photos will be made upon the entering of tenant,
and when moving out. Items provided by the landlord include but are not limited to: 6 (six)
towels, 2 (two) full sets of bedsheets.

15. Purpose of stay. The tenant agrees not to conduct any type of business or sub-lease the
premises, unless with the express prior written permission from the landlord.

16. Common areas. The tenant is permitted to use the swimming pool, gym, parking, and all
amenities available within the community areas of the building.

This Agreement is made in duplicate, the LANDLORD and the TENANT keeping each one signed copy.
The parties have hereupon affixed their signatures, executing this LEASE AGREEMENT as of the date first
shown above.
