THIS RENTAL AGREEMENT OF TENANCY is made and executed at

Whereas the Tenant has requested the owner to let out the said premises for
rent bearing Flat.No# A43, Fourth Floor , A- Block, APR Residency, 8" Cross
Pragathi Layout, Doddanekkundi_ , Bangalore ~ 560037.
NOW THIS AGREEMENT WITNESSTH AS FOLLOWS:
1. That in consideration of use of the said premises the Tenant agrees
that he shall pay to the Owner during the period of this agreement, a
monthly rent at the rate of,
‘The amount will be paid in advance on or before the
date of [5th day] of every English calendar month.
2. The Tenant has paid in advance amount through Online Transfer of

acknowledges the receipt of the same. The said security deposit
amount of Rs. 50,000/- (Rupees Fifty Thousand Only) shall not carry
any interest but will be refunded to the Tenant on the termination of
the tenancy after deducting any dues in rent/damages/ete. And the
owner has acknowledged the same.
3. The tenancy shall be in force for a period of 11 (Eleven) months from
the 1 day of Oct 2023 and the month of tenancy being the English
calendar month.
4. The owner shall have the right to terminate the tenancy if the tenant
fails to pay the rents regularly for a consecutive period of two months
‘or commits breach of any of the terms herein and take possession of
the premises.
5. The tenant shall use the premises only for residential purpose and
shall not use it for any offensive or objectionable purpose and shall
without the written consent of the owner sublet, under lease or part
with the possession of the premises to whomsocver of make any
alterations therein.
6. The tenant shall keep maintain the said premises clean & in good
condition without causing any other damages in whatsoever manner
and not make any structural addition or alterations to the said
premises.
7. The tenant shall pay the electricity charges to the concerned
authorities every month regularly,
8. The tenant shall pay the Water bill as per the meter readings that are
installed .
Page 2 of 39. It is hereby agreed that minimum 2 months notice on either side is
required for the termination of the tenancy.
10. ‘The tenant shall give back the house in the same
condition as it was given. Painting Charges [one month rent]
amount will be deducted from advance amount.
11. That the tenant desires to continue his rent in the
schedule premises, it is agreed by tenant that he shall pay and
enhance rent of 10% to the owner.
12. If there is any minor problem in the flat the tenant himself
has to take care and for any major problems should be informed
to the owner.

Residency, 8 Cross Pragathi Layout, Doddanekkundi_, Bangalore -
560037, one bedroom, one hall, one bathroom and toilet. Bajaj LED 9Watt
bulb ~ 6, Bajaj Ceiling Fans - 2, Geyser ~ 1.
