Specification of building
Drawing;

The following budget is prepared based on client approved drawing


attached (Refer drawing).

Structure;

The structural design is load bearing of reinforced cement concrete(RCC)


consist of slab,beam, column and footing mix of M15(1:2:4) shall be adopted and
the steel is used ISO certified steel rods.

Basement;

From existing ground level to 3’ feet height filled with gravel

Earthwork Excavation for column trench of size 3’6”x3’6” or 4’x4’ and upto hard
strata.

Column footing pit laying of PCC using 40mm metals for 4”thick in 1:5:10mix

Walls

The structure 9 ” thick brick wall of used parant wall and internal partition
of 4 ½” thick brick wall will be based the drawing. ceiling height 10 ’ feet from
basement level.

 All window sill level 2” thick concrete beam will be laid.


 Continuous lintel will be laid at 7’ 0” level.
 At lintel level kitchen and bedroom loft will be provided any one direction
or as per drawing .
 .

Plastering work;

 Internal; 1:3 in ceiling and 1:4 with superfine smooth finish of walls.
 External;1:5 normal finish of external walls.

Flooring works;

 The flooring in the hall, dinning room, bed room, store room and kitchen
Tiles upto Rs 55/sq.feet.(size 2’x2’) or (size 2’x4’)
 Bathroom ; flooring in grip tiles Rs.40 per sq.feet.(size 1‘x1’)
 Bathroom walls; 10’ feet glassed tiles Rs.40 per sq.feet.
 Kitchen; 7’ feet from kitchen top Rs.40 per sq.feet.
 Kitchen top granite Rs.100/sq.feet (approx.)
 Stainless steel sinks Rs.1800 per no (2’x 1’6”x 9” )

Toilet and bathroom;

 Shower wall mixer arrangements for the attached master bathrooms with
geyser point.(Rs.2500)
 Wash basin in bathroom Rs.1200/

Plumbing work

 P.V.C pipes and C.P fittings bathroom and kitchen.


 Sintex tank capacity 1000lits(3 layer)
 Western closet(Rs.5000) and Indian closet,taps.
 Rain water pipes using P.V.C pipes of 4”
 Drainage water pipes using P.V.C pipes of 2.5”

Painting work;

 One coat of white cement and wall patty for inner walls
 One coat of interior primer and one coat of superfine emulsion for inner
walls.
 One coat of exterior primer and one coat of ACE for outer walls.
 One coat of primer and one coat of synthetic enamel paints on all wood
works and grills.

Weathering course;

Using by terrace tile with brick jelly.

Window and door work;

 Entrance designed flush door(frame size 6’’x4’’)


Manuval door

 Bed room frame and flush doors(frame size 4 x 3’)


Readymade Membarane door (Rs.6000)
 Windows Kumil open type
 Bathrooms pvc doors (single panels)
 M.S grill 12mm square normal rod
 Window standard size 3’x3’,3’x4’,4.5’x4’

Electrical;

Good materials and concealing wiring for lights,fan points,lamp points and
15amps with switch boards(without fitting meter)with metal switch boxes. (Three
phase connection wiring)

Before handling- 2%

Construction rate details;


As per above specification the cost will be 2300/sq.ft

Additional work;(client scope)


1.Low roof for bathroom, septic tank, compound wall,chamber works, water sump, water
tank , extra grill work in any other doors, outer staircase, staircase tile work, extra floor
in outside,rainwater harvesting sump,SS Grill work, window screen work, mirrors, towel
rods and any other special work.

2. Elevation, EB main board item, EB line Work and cable, shed, bore well, Motor,Motor
fixing charge,EB reading bill, land Approval charge and all other taxes, Building
Approval charge …all are charged extra from market rate.

3. Providing water for construction client scope(if required)

4. watch man and curing work shall be provided by client.

5.Providing fan,tube light,LED light,heater, exhaust fan and labour charges.

6. Bedroom manuval doors are additional charges.

7. wooden cubboard works are additional charges.


Note;
1. All the works as per the specification above.

2.Any other extra work will be charged as per the actual works done +10%(actual
amount)

3.The basic rates for the materials taken are given at the existing market rate.The builder
will take responsibility upto 5% increase from the existing market rates.

4.Works exceeding the given specification are to be bare by the owner.

5. Material cost will be increase on market quotation rate will be increased.

6. Modification shall not be done as per client approved plan
