    AGREEMENT FOR CONSTRUCTION OF BUILDING

    Owner: Mr………………VIMAL RAJ ………………………………………………

    Contractor: E.GOWTHAM ARCHITECT, TPT.

    This Agreement is for construction of a house at the above mentioned site as per plan finalized on
    the day of xx-yy-zzzz.

    CONSTRUCTION OF RESIDENTIAL BUILDING.
    BUILDUP AREA FOR FLOOR 3600 Sqft @ Rs. 1700 /Sqft.
    • Underground water sump (10000 litre). 2NOS
    • Septic tank (10000 litre). 2NOS
    • Compound wall with fundermax gate.
    • Security room.
    • Garden area.

    BUILDUP AREA FOR FIRST AND SECOND FLOOR @ Rs. 1900/Sqft.


    BUILDU AREA FOR THIRD AND FOURTH FLOOR @ Rs. 2000/Sqft.

    1. The construction of Building Roof to Roof Measurement.


    2. Earthwork excavation for foundation & column as require as per Structural design.
    3. Providing and constructing column, Plinth Beam & Foundation work, RCC 1:1.5:3,
    Reinforcement as per Structural design.

    4. BLOCK MASONRY WALL: Main wall 9” Red Soil Brick and constructed for
    partition wall 4.5” thick Brick will be used with using CM 1:6.

    5. LINTEL:
    Lintel will be provided Through Lintel with RCC 1:1.5:3 proportions Concrete using
    Reinforcement of ISI Agni or Tata TMT-550D Steel. 4 No of 12 mm dia Rod, 8 mm dia for rings
    at 7” c/c will be used. For opening above 6’0” one extra road of 10 mm dia will be provided.

    6. R.C.C.CHEJJA: For windows and ventilators chejjas of 2’ wide with 6” bearing on either
    side with 3” thick of c.c. 1:1.5:3 proportions will be provided.

    7. R.C.C.LOFT SLAB: Loft slab will be provided as per requirement RCC 1:1.5:3 of 3”
    thick, reinforcement of Tor 8 mm will be provided on either sides 1’9” width loft over 7 ft.
    height.

    8. R.C.C.ROOF SLAB:
    Roofing concrete will be RCC 1:1.5:3 proportion cement concrete and reinforcement will
    be used of Agni or tata TMT-550D Steel as per Structural design.

    9. PLASTERING:
    Plastering will be done with cement mortar of 1:5 Proportion minimum thicknesses of 15 to
    25 mm and plastering for outside walls with cement mortar of 1:5 with sponge finish with minimum
    thickness of 15 to 25 mm.

    10. FACIAS WORK: Casting the drops and facia of 3” thick for entrance Portico etc..,

    11. STAIRCASE: External staircase with c.c. 1:1.5:3 is provided Treads: 12” Riser: 5”,
    reinforcement is provided as per requirement.

    12. WOOD WORK WITH FITTINGS:


    Main door & Main Door Frame Vangai or Country Teak wood frame of size 6”x4”. Remaining
    doors will be Country Teak wood frame of size 5”x3” and Flush door shutters of 1” thick will
    be provided. Windows and Ventilators will be Country Teak wood frame provided, Other
    internal door 5”x3” of Honney frame and shutters of FLUSH or SKIN doors. Also the same for
    windows and ventilators frameS & toilet doors will be WPC with frame door will be provided.

    FITTINGS:
    Main door EUROPA LOCKS(BRASS) two no’s tower bolts two no’s handles Remaining
    doors will be provided with SS fittings.

    FABRICATING WORKS:

    • Window grills using 12mm Square rod and flats.


    • Staircase Corridor, Balcony area using Stainless Steel square pipes.

    FLOORING:
    Flooring tiles using 600 X 1200 size for the value of Rs.65/sqft.
    Wall tiles (washrooms , pooja room, kitchen ) upto 7 feet glazed tiles for the value of Rs.60/sqft.
    Kitchen platform 30mm thick granite for the value of Rs.150/sqft.
    Stair case granite Rs.100/sqft.
    13. PAINTINGS:
    (a) Inside wall surface will be painted with two coats of white putty over one
    coat primer & two coats of Premium Emulation ASIAN Paint.
    (b) Outside walls two coat Exterior Emulsion paint (APEX Dust proof) of
    approved color will be painted.
    C) Roof Top used for Damp Proof Paint.
    14. PARAPET WALL:

    Parapet wall will be constructed with 9” thick Brick in CM 1:6 proportion 3’0” height
    allround including plastering on either side.

    19 ELECTRICAL WORKS:
    • Three phase wiring will be done using Finolex or Kundan brand wiring upto meter board.

    • UPS, CCTV, TV cable, Heater Point, RO Point all are Included.


    • Switches and sockets Elleys or fybros
    20. WATER SUPPLY:
    For water supply lines using PVC (Supreme OR finolex) pipes for exterior and CPVC
    (Supreme OR finolex) inside line will be used as required. Motor will be borne by the owner.
    Outlets from overhead tank to ATT toilets for hot water line, cold water line, shower line, etc., will
    be provided. 1 tap, and sink cock will be continental series provided and remaining taps will be ISI
    standard fittings will be provided.

    21. SANITARY WORKS:


    • Laying of PVC pipes 100mm for sanitary lines and 65mm of waste water line in any ISI
    brand.
    • Water line for toilet, kitchen using 3/4”inch dia CPVC pipes and OHT will be provided
    by ganga brand.
    • Bathroom sanitary fittings value Rs.20,000/toilet.

    22. Cement used for construction All Concrete work Ultratech 53 grade.
    Remaining work KCP, Valimai.

    EXTRA: Compound Wall will be extra.
