DEED OF ASSIGNMENT

KNOW ALL MEN BY THIS PRESENTS:

This Deed of Assignment, made and entered into this 24th day of January, 2007at
the City of Quezon city, by and between:

FLORENCIA M. RODRIGUEZ, Filipino, of legal age, and residing at# 301 Masonic
Building, Matalino Street, Diliman, Quezon City, hereinafter referred to as the”
ASSIGNOR”;

AND;

SHALLIE C. PAMARAN, of legal age, Filipino, with residence and postal address at
464-B Naranghita St. Anonas Project 2, Quezon City, hereinafter referred to as the
“ASSIGNEE “ ;

WITNESSETH THAT;

WHEREAS the ASSIGNOR is the True and lawful owner of certain parcel of land
situated in Barangay Mayamot, Marcos Highway, Antipolo Rizal containing an area of Eight
Thousand Eight Hundred Eighty Nine ( 8,889 ) square meters and more particularly described
as follows::

TRANSFER CERTIFICATE OF TITLE NO. 38500

A parcel of land ( lot 2., Psd-II-219 of the cons. Subd. Plan being a portion of lot 2,
6163, situated at Barangay Mayamot, City of Antipolo, Province of Rizal, Island of
Luzon. Bounded on the NW. along line 3-4-1 by Psd-II-219 ( portion ) of lot 2, Psu-6163,
along line 1-2 by Marcos highway, along line 2 by psd II-219 ( portion ) of lot 2, 6163
( Portion ). Beginning at a point marked “1” on plan being N.79 deg. 21 ‘E., 16,141.39
m. from Binondo church Spire. Thence S. 78 deg. 38’W., 125.13 m. to point 2; thence
N. 13 deg. 17’W., 72.92 m. to point 3; thence N. 76 deg. 07’E., 110.50 m. to point 4;
thence S. 25 deg, 00’E., 77.97 m. to the point of beginning; containing an area of
EIGHT THOUSAND EIGHT HUNDRED EIGTHY NINE ( 8,889 ) SQUARE METERS
more or less. All points referred to are indicated on the plan and marked on the ground
by old P.S. cyl. Conc. Mons. 15x60 cms. Bearings true; original survey 1891 in that of
the subd. Survey February 4, 1908 and was approved on May 4, 1909.

WHEREAS, the ASSIGNOR do hereby ASSIGN, TRANSFER and CONVEY the


property described above in favor of the ASSIGNEE to do and perform the following
acts and deeds described as follows;

1. To administer, take charge, manage for our sole benefit the properties located
under TCT NO. T-9957-P (M);
2. To sale / mortgage the above stated property and thereafter to sign for us and in
our name and receive proceeds cash or check from the sale / mortgage to satisfy
the indebtedness of the undersigned ASSIGNOR with the ASSIGNEE in any
amount will be sell / mortgage:
3. To enter into an agreement as to the above-stated property including entering
into a contract to sell. Also, to sign for us and in our name and receive payments
based on the terms and conditions in the Deed of Absolute Sale.
4. To process all papers or deeds in our behalf in connection with the transaction
affecting the mortgage and/or sale of the properties.
5. To make, sign, execute and deliver contracts, documents, agreements and
writing of whatsoever nature or kind with any person concerned or entity in
connection with the transaction affecting the above-cited authority.
6. To transact with any government agency in order to effect the mortgage contract
or deed of sale or any other instrument that will settle said indebtedness.

HEREBY GIVING AND GRANTING UNTO SAID ASSIGNEE full power and authority
to do perform all and every acts or thing whatever requisite and necessary to be done in
an about the premises as fully to all intents and purposes as we might or could lawfully
do if personally present with full power of substitution and revocation, hereby ratifying
and confirming all the said attorney in fact shall lawfully do or cause to be done by virtue
of these presents.

IN WITNESS WHEREOF, the parties have hereunto set their hands on the date and
place first above written.
