What is Sustainability?
Sustainability
State in which components of the ecosystem and their functions are maintained
•“For the both now and long term future, change and improvement which is
sustainability.”

concerns on Construction Industry
Approximately 66% of the total energy is consumed by buildings and building construction in
UK.
(Vale and Vale, 1991)
90% is consumed in operation over the lifespan of the building.
(Winther and Hestnes, 1999)
“Construction industry is efficient and wasteful activity that create human habitat in a manner
commonly focused on profitability not considering of its long-term impacts.”
(Kibert ,1999)

• Creation and responsible management of a healthy built environment based on resource
efficient and ecological principles. (Du Plessis, 2002)
• A path way through which the construction industry can move towards sustainable
development. (Akbiyikli et al., 2009)
The set of processes by which a profitable and competitive industry delivers built assets
(buildings, structures, supporting infrastructure and their immediate surroundings) which
enhance quality of life and offer customer satisfaction, offer flexibility and the potential to
cater for user changes in the future, provide and support desirable natural and social
environments, maximize the efficient use of resources. Raynsford (2000)

LEED
• In fact, good building design should be inherently green—oriented to maximize
the benefits of sunlight and wind, with an envelope that is designed in response to
the local climate and with building systems and components that are energy,
water, and resource efficient.
• These should be fundamental to the way buildings are designed.
• However, with the advent of heating and air conditioning systems in the twentieth
century, there was a dramatic shift in the way buildings were designed.
• It became easy to alter the internal environment rather than designing in response
to external climate conditions.
There have been many reasons attributed to this resurgence of green building, such as:
Increased awareness of the role of buildings in contributing to global climate change
Emergence of green building rating systems
Realization of cost-effectiveness of building green
Several local and federal incentives
Availability of new resources, materials, and technologies

There was no raw data available to verify the tangible benefits offered by LEED
buildings, but in the past two years, a number of studies have provided significant
evidence regarding the impact of LEED buildings, specifically in the areas of:
• Energy Performance
• Financial Returns
• Occupant Productivity
• CO2 Emissions Reduction
