- Has major transport terminals and ports
- Heritage district with most commercial establishments and institutional buildings since Spanish
regime

- Has Heritage district
- Walking tours along Calle Real and Muelle Loney
- Adaptive reuse of old and heritage buildings
Iloilo Central Market
- Adaptive reuse and conservation of heritage structures are well executed in the city but it only
prioritizes privately owned establishments which are then turned into restaurants or stores
- Among all the heritage buildings along the Calle Real Heritage District, only the Iloilo Central
Market is the only government owned where local vendors sell and small time businesses can be
found situated at the Downtown area of the city
- This market area is one of the most popular and most visited areas of the city where visitors can
find numerous agricultural products, crafts, cheap wares and many more things
- Has a range of small shops, workshops, cafes and stalls accumulated in one place
- The market is currently in lamentable condition where restoration and redevelopment is possible

Iloilo City Proper
- High traffic density because it is primary location of institutional buildings as well as commercial
establishments since the Spanish regime
- It has major ports as well as a lot of commercial establishments so main transport terminals are
found in the area
- Flooding is possible in the area since it is surrounded by bodies of water, the Iloilo Strait in the
south and the Iloilo River in the North
- Due to developments since the Spanish occupation the area has narrow roads
- There are insufficient road networks
- Lack of pedestrian networks to ensure safety of those who are walking around the area
- Lack of parking areas for automobiles
- Lack of sewer and drainage system in turn this causes floods in some areas

- 90 percent of the land mass has an elevation of 2.64 meters and 10 percent has a 5.19 meters
elevation making most land areas in Iloilo City relatively flat
- It has a slope ranging from 0-3%
- Is found within the catchment of Maasin Watershed and is said to have 12% forest cover.
- There is abundance of bodies of water surrounding the city

Iloilo City Proper


- Has a beach sand soil for its location which is near the Iloilo Strait
- Has moderate susceptibility to floods according to the CLUP of Iloilo City
- A magnitude 8.2 earthquake associated with the movement of the Negros Trench may cause a
tsunami with a height ranging from 1-3 meters. The area can also be prone to liquefaction if this
happens

Size and Shape


Iloilo Central Market
- It has a lot area of 1.37 hectares
- Art-deco style main entrance with ziggurat-influenced central focus which is a heritage building
of Calle Real Heritage Zone
- There are no proper loading and unloading areas around the area
- There is a possibility of introducing an open space within the market as well as possible parking
areas
- The Art-deco two story building on the entrance has stores on the ground floor and offices on the
second floor
- Entering the site is a vast wide space filled with stalls for vendors having both a wet and dry area
but is currently in lamentable condition

Accessibility
Iloilo City Proper
- Has 3 major transport terminals and 3 major ports
- An open space is provided through the renovated Plaza Libertad
- Lack of proper parking areas because of narrow roads for Spanish City Planning was introduced
during the time of development in this area
- Is packed with people for its accessibility as well as a location of institutional buildings as well as
business centers

Iloilo Central Market


- Has narrow roads around the area since it is blocked by some stalls and vendors as well as
improper parking of some cars and jeepneys
- Area is walkable but can be improved if surroundings are cleared and introduction of new
walkways is possible
- Public vehicles pass by the market but there are no proper stops allocated for commuters
