Turnover of Unit and Move in Guidelines

For PMO / CCTOG

1. The unit owner / client are scheduled for punch listing / inspection. If not the unit owner / client,
an SPA or Authorization letter with identification of the unit owner and representative must be
presented before the accommodation of inspection.
2. The unit owner must read and sign the Final Acceptance Form indication that they have already
accepting the unit and are free from punch list. CCTOG / PMO personnel must explain to the
unit / client that upon acceptance, CAMC and necessary charges will already apply to them, 1
month upon acceptance
3. If a unit inspected has still punch list, PMO / CCTOG thru PMD’ contractor must rectify the punch
list items and advise the unit owner 1 week after the rectification. PMO / CCTOG must have the
contact details of the unit owner / client / representative.
4. The punch list item’s rectification must not take 2 weeks otherwise, if no movement are made,
CCTOG / PMD must report immediately to PMD or the Management for proper actions
5. If the unit owner / Client is cleared, PMO / CCTOG must turned over the keys to the unit owner /
client upon signing of the necessary documents
6. Release of Keys including welcome kit with House Rules & Regulation

For Unit Owner / Client

1. It is the responsibility of the unit / Client to settle their outstanding balance


2. If in-house, the Unit Owner / Client is requested to issue 60 PDC and must signed an EARLY
MOVE – IN AGREEMENT
3. The unit owner / client must pay the necessary Turn Over fees. Details of TOF will be coming
from CCTOG
4. If TOF is settled and account is updated, Credit and Collection must advise PMO of the clearance
of the said unit or PMO will follow it up to Credit and Collection
5. If TOF is check payment and staggered, the unit owner must sign a waiver at the PMO, the
waiver states that if the check payment is default, keys turned over must be returned to PMO.
6. Unit owner / Client must accomplished the following documents before the turned over of keys:
a. Occupants Data Sheet
b. Vehicle Registration
c. Gate Pass
d. Move In Clearance
e. Transmittal
f. If rented, Unit owner is required to sign a move in clearance for their tenant
g. Waiver – in case that utility and elevator is not yet available
7. If unit is for lease, the unit owner / client can enroll their unit to our leasing group or can leave
their contact details to PMO to assist the on leasing.
8. If not thru Leasing or PMO, the unit owner / client must issue a copy of Lease Contract to PMO
for reference
9. The unit owner / client / lessee must present to the gate signed copy of move in clearance to
Security in charge, “ no move in clearance, no move in”
10. Unit owner / Tenant are only allowed to move in from 8am to 5pm only. Other specified time is
subject for approval by PMO

For Security Officer / Security in charge at Gate

1. Upon entry of the unit owner / client, the security in charge must request a copy of the move in
clearance and gate pass from the unit owner / client / representative. Said document should be
approved or signed by PMO personnel by Building Engineer / Building Manager

2. No move in clearance, no entry.

3. Security guard in charge should advise the unit owner in a pleasant way to proceed to PMO for
verification and issuance of move in clearance.

4. Security guard in charge shall advise PMO and PMO personnel to assist the unit owner / client in
moving in.
