Classification of Buildings

Buildings are classified based on the


 Strength
 Fire Rating
 Longevity
 Maintenance
 Overall specifications
Classification of Buildings

Buildings were earlier classified into 4 Classes;


A,B,C & D, based solely on the strength and type.

Now buildings are classified into Classes I, II, III & IV


depending mainly on the Fire rating & Specs.

Examples:-
 Class I – 10 storeyed commercial buildings
 Class II – 3 storeyed apartment building
 Class III – Residential buildings.
 Class IV – Slum dwellings.
Classification of Buildings

CLASS – I (Fire Rating Type 1A &1B)

 These types are generally High Raised and Strongest and


normally over 23 mtrs tall.
 Constructed in Concrete and protected steel ( Coated with
fire resistant material) which are designed to retard fire.
 Fire resistant from 2 to 3 hours

Examples:
 Shear wall buildings
 Vidhana Soudha

CLASS-II (Fire Rating Type 2A & 2B)


 Generally new commercial or educational buildings.
 Walls and roofs constructed with non- combustible
materials (ie, walls may be with reinforced masonry
and roofs with metal structural members).
 Roofs are covered with concrete.
 Fire resistance of one to two hours.

Example:
 Reva buildings
 RMZ mall

CLASS – III ( Fire rating Type 3A & 3B)


 These buildings have non-combustible walls but with wooden
elements.
 Light weight roofing systems.
 No fire resistance for structural frame, floors, ceilings or roofs.
 Fire resistance of one hour.

Example:
 Residential buildings with tile roofs.

CLASS - IV (Fire rating Type 4)


 Utilizes timber or combustible materials.
 Not termite resistant.
 Not long standing against weather, climate and floods etc.,
contributing to early collapse.
 Not highly fire proof, less than one hour.

Example:
 Most slum dwellings
 Thatched roof residences.

Specification
Definition of specification

It specifies and describes on detail the class of work, materials &


workmanship for the execution of work.

Properties of a good Specification

It should be precise, clear and without any ambiguity anywhere,


suitable to stand in the court of law. It should be concise and
without repetition with the language acceptable legally by being
definitive with uses of words like ‘shall be’, ‘should be’ etc.
Specification

A Good specification for any work should describe the following :-

 Providing/laying/fixing/excavating/constructing/ painting etc.


 Where the item occurs
 The material type
 The size of the elements
 What is the bonding material
 Curing time
 Scaffolding/ centering /formwork or shoring
 At which levels the work takes place
 Disposal of unserviceable materials
 Work to follow drawings, specifications or other directions
