SANITARY AND PLUMBING SPECIFICATIONS

PART 1 – GENERAL

1.1. DESCRIPTION
1.1.1. Should be read in conjunction with General Conditions of Contract for any discrepancy that
prevails.
1.1.2. Materials shall be new and conforming to as per required and or applicable on design layout.

1.2. SCOPE OF WORK


1.2.1. Work for this contract shall consist of required equipment, materials, tools and other furnishes that
is necessary to completely install all fixtures as required and indicated on drawing plans.
1.2.2. The works shall include without restricting the following:
1.2.2.1. It is under the Contractor’s duties and responsibilities prior to installation to provide an
assessment / review of drawings that includes coordination with other trades such as Civil,
Architecture, Electrical and Mechanical that will affect works prior to execution.
1.2.2.2. Work shall be completely with permission of Uniform Plumbing Code (UPC), International
Plumbing Code (IPC), National Plumbing Code (NPC), and Code on sanitation of the
Philippines and/or Rules and Regulations of concerned city or municipality.

1.3. INTERIOR BUILDING FACILITIES


1.3.1. Vertical and horizontal cold water line up to installation of pipes and fittings, hangers, plugs, gate
valves, clamps, and other required accessories.
1.3.2. Vertical and horizontal hot water line up to installation of pipes and fittings, hangers, plugs, gate
valves, clamps, and other required accessories.
1.3.3. Vertical and horizontal sewer and vent pipes up to installation of fittings, hangers, plugs, and
other required accessories.
1.3.4. Vertical and horizontal storm drainage pipes and fittings up to installation RD, DD, hangers,
fittings and clamps and other required accessories.
1.3.5. Vertical and horizontal pipes and fittings for waste pipe up to installations, including hangers,
plug, clamp and other required as necessary.
1.3.6. Refer to Architectural specification for urinal, shower, lavatory, sink and other fixtures as required.
1.3.7. Shall be fixed as required in a workmanlike manner. It shall be fixed as to provide accessibility for
repair and maintenance and shall not cause obstruction in shaft passages.
1.3.8. Pipes after installation shall require testing either mechanical or manual for all types of pipes to
testing workmanship of the contractor.

1.4. WORK NOT INCLUDED
1.4.1. Installation, excavation, backfilling, rebar, masonry of Domestic Water Tank
1.4.2. Installation, excavation, backfilling, rebar, masonry of Central Grease Interceptor
1.4.3. Installation, excavation, backfilling, rebar, masonry of Septic Tank
1.4.4. Electrical wirings provisions.
1.4.5. Painting works or otherwise specified herein shall be by Civil Works/Furnishes.

1.5. NOTES ON DRAWINGS


1.5.1. The drawings show the general arrangement of all piping. However, where local or actual
conditions at the jobsite necessitate a deviation or arrangement, the contractor shall prepare or
submit the new arrangement/ shop drawing for the Architect's/ Engineer's approval.
1.5.2. Engineering drawings are defined as those drawings that commercial the requirements. Drawings
on plans do not indicate bends, actual fittings. It shall be the responsibility of the contractor to
furnish all required as per on site conditions.

1.6. APPLICABLE SPECIFICATION, CODES, ORDINANCES, PERMITS AND FEES


1.6.1. The work covered in this contract is to be installed according to the specification codes,
ordinances and requirement of the following:
1.6.1.1. Uniform Plumbing Code
1.6.1.2. Revised National Plumbing Code of the Philippines
1.6.1.3. International Plumbing code 2009
1.6.1.4. The Code on Sanitation of the Philippines
1.6.1.5. Rules and Ordinance of Concerned City or Municipality
1.6.2. The contractor must hold a valid permit/licenses for the obtained work as required by the
municipal authority or other competent authority under whose jurisdiction the works fall and shall
furnish certificate after completion of works.

1.7. WORKMANSHIP AND COORDINATION WITH TRADES


1.7.1. THE Contractor for plumbing and sanitary works is expected to coordinate with other trades such
as Architectural, Civil, Mechanical, and Electrical based on plans in actual site conditions.

PART 2 – PRODUCTS

2.1. DESCRIPTION

The Contractor is hereby obliged to submit Request for Approval/ Request for Information/ Engineer’s
Approval a complete set of proposed materials/ brands within the grace period of one (1) month after
the project has been awarded.

2.2. PIPES AND FITTINGS SCHEDULE


2.2.1. Cold Water Lines – shall be Galvanized Iron (GI) pipes for underground and shall be
Polypropylene Random (PPR), PN-16 for cold and PN-20 for hot waterline pipelines confirming to
ISO 4422 PN Standards or approved equal.
2.2.2. Sewer Lines – all main line lateral and branch line shall be Polyvinyl Chloride pipe (PVC), series
1000, “Emerald, Neltex and Crown” brands confirming to ASTM D2729/3311 or approved equal.
2.2.3. Vent Lines – all main line lateral and branch line shall be Polyvinyl Chloride pipe (PVC), series
1000, “Emerald, Neltex and Crown” brands confirming to ASTM D2729/3311 or approved equal.
2.2.4. FCU/AHU Waste Line – By Mechanical Works
2.2.5. Drainage Lines and Downspouts – all main line lateral and branch line shall be Polyvinyl Chloride
pipe (PVC), series 1000, “Emerald, Neltex and Crown” brands confirming to ASTM D2729/3311
or approved equal.

2.3. VALVES
2.3.1. Gate Valve – for 65mm diameter and larger, class 125, U-Bolted, Bonnet, Rising stem, all iron
flange type and for 50mm and smaller, Class 125, Bolted Bonnet non-rising stem, Bronze trim
threaded rods. “Filvaco”, “Kitz” brands or approved equal.
2.3.2. Float Valve – shall be non-modulating valve that accurately controls the liquid levels in tank.
Desired shall be filling open when liquid reaches a pre-set low point and close drip to slit when the
level reaches a pre-set large point. “Bernard” brand or approved equal.
2.3.3. Non Return Valve – shall be provided through with flow that can occur in one (1) direction only. It
shall be single down swing check type of best quality confirm ASTM.
2.3.4. Multi-Point Inline Heater (Shower & Combo Sink) – “National, Rheem, Bennington”
 Fully automated operation
 Flow switch activated
 Easy to clean replaceable heating element
 Double thermostat; automatic cut-off at 52 degrees Celsius; manual cut-off at 80 degrees
Celsius.

2.4. OTHER MATERIALS

2.4.1.1. Deck Drain/ Gutter Drain (Dome type) – “Jaman by Eurobrass, Uniflex” or approved equal.
2.4.1.2. Parking Drain – “Jaman by Eurobrass, Uniflex” or approved equal.
2.4.1.3. Floor Drain (Standard) – “Jaman by Eurobrass, Uniflex” or approved equal.
2.4.1.4. Cleanout (standard for common areas) – “Jaman by Eurobrass, Uniflex” or approved equal.

2.4.4.1. Drainage Junction Boxes – 140 kg/cubic meter reinforced concrete with pipe – cast
reinforced concrete cover.
2.4.4.2. Drainage Manhole – 140kg/cubic meter reinforced concrete with precast reinforced
concrete cover.
2.4.4.3. Sewer Junction Boxes – 140kg/cubic meter reinforced concrete with C.I. grating cover.
2.4.4.4. Sewer Manhole – 140kg/cubic meter reinforced concrete with C.I. grating cover.

2.4.6.1. Cast-Iron Wall Pipes: Cast-iron or fabricated of cast or ductile iron and equivalent to ductile-
iron pressure pipe, with plain ends and integral water stop unless otherwise indicated.

2.4.7. Sleeves and Seal System
2.4.7.1. Manufacturer: Subject to compliance with requirements, provide comparable product by the
following:
 Advance Products & Systems Inc.
 Calpico, Inc.
 Metraflex Company
 Pipeline Seal and Insulator, Inc.
 Proco Products, Inc.
2.4.8. Painting
A clean field welds and branded areas of shop paint comply with SSPC-PA1 requirements for
touching up fields painted surface.

2.5. JOINTING/ FITTINGS


2.5.1. Flanged Join Gasket – “Garlock, Neoprene” or approved equal.
2.5.2. Screwed Joints – US Federal Specifications GG-P-251.
2.5.3. PVC Pipes and Fittings – PVC cement or as per the Manufacturer’s recommendations.
2.5.4. Polypropylene/ Composite Pipes – Fusion weld type (socket type)/ compression type (push on
type) brass coated fittings.
2.5.5. Dissimilar pipe adaptor fittings shall be used.
2.5.6. Concrete Drain Pipe – cement mortar

2.6. IDENTIFICATION AND APPROVAL OF materials


2.6.1. Each length of pipes shall have flow direction indicating pipe running.
2.6.2. After the award of Contractor, within 30 days, the contractor shall submit material brands subject
for engineering approval.

2.7. OTHER MATERIALS


2.7.1. For substitution of brands/ materials, the contractor is to hereby submit a formed request and seal
assessed and evaluated by Design Engineer for comments approval:
2.7.1.1. Reasons for change of material/ brands
2.7.1.2. Cost analysis (for architects discussion within 15 days)
2.7.1.3. Certificate/ catalogues (Attachment for RFA)

PART 3 – EXECUTION

3.1. SEWER, WASTE, DRAIN AND VENT PIPES


3.1.1. Underground pipes shall be polyvinyl chloride, otherwise specified and shall maintain slopes for
the smooth flow of drain pipe
3.1.2. All horizontal and vertical pipes shall be fixed with approval pipes hangers and support that can
hold and withstand the pipes and measures in.
3.1.3. Pipes running along ceiling shall be fixed with approved pipes hangers and support adjustable
shown on the drawings or as directed.

3.2. TRAPS
3.2.1. Floor traps where specified shall be polyvinyl chloride (PVC) having a minimum 50mm trap seal
and shall be adequately supported

3.3. VENTS
3.3.1. Vent shall be taken from the storm sewer drain; Lavatory, kitchen sinks, water closet, shower,
floor drain, urinal in which it will be connected to soil stack running above ceiling and terminate at
roof or otherwise specified on plans.

3.4. ROUGHING-IN
3.4.1. The contractor shall be held responsible for carrying out the installation correctly. If not possible
as per site condition, submit a formal request stating changes or revision as per actual.
3.4.2. Install escutcheons for piping penetration of walls, ceilings, and finished floors.
3.4.3. Escutcheons for new piping:
3.4.3.1. Piping with fitting or sleeve protruding from wall. One-piece, deep pattern type.
3.4.3.2. Insulated Piping: one-piece, stamped-steel type with concealed hinge or split-casting brass
type with polished, chrome-plated finish.
3.4.4. Bare Piping at wall and floor penetrations in finished spaces: one-piece, cast-brass or split-
casting brass type with polished, chrome-plated.

3.5. FITTINGS
3.5.1. Fabrication of fittings on site shall not be permitted. This should be as per approval of
manufacturer. It shall be measured for running meter correct to a centimeter for finished work,
which includes fittings.

3.6. WATER DISTRIBUTION SYSTEM
3.6.1. Meter
3.6.1.1. Water meter shall be part of contractor’s installation and to ensure the setting and
arrangement of system.
3.6.1.2. Conform as per site and coordinate with the local water district for other requirements.
3.6.2. Installation
3.6.2.1. For the connection of two pipes, unions shall be provided.
3.6.2.2. All gate valves shall be installed with easy access for maintenance purposes, if above
ceiling, provide manhole or otherwise specified.
3.6.2.3. For changes of pipe sizes, connection of two different pipe sizes will be of a reducing fitting.
3.6.2.4. Accessible contraction-expansion joints shall be made.

3.7. WATER DISTRIBUTION LINES


3.7.1. Installation
3.7.1.1. The cold water supply piping system shall be pitched toward fixtures and riser for proper air
relief.
3.7.1.2. Horizontal run of pipe 15mm in length shall be anchored to the supporting structure midway
on the run to give allowances for equal expansion and contraction of pipes.
3.7.1.3. Union and approved threaded connector shall be provided.

3.8. EXCAVATION, PIPE LAYING


3.8.1. Excavation/ Trenches
3.8.1.1. The trenches shall be excavated to such depth that the pipes shall rest on concrete as
described in the several clauses related there and so that its inverts may be at the levels
given the section.
3.8.2. Obstruction of road
3.8.2.1. The contractor shall not occupy or obstruct by his operation more than one half of the width
of every road or street. The contractor shall obtain the consent of consultant in writing
before closing any road.
3.8.2.2. Removal of filth during excavation, excess soil from excavation shall be collection as to
avoid deposited soil from the soil and removed to suitable place to be provided by the
contractor.
3.8.2.3. Backfilling after the pipe has been laid and proved to be water tight, the trench and other
excavation shall be refilled carefully and neatly.

3.8.2.4. The contractor to restore settlement and damages make good promptly during the whole
period the works are in hand, any settlement that may occur in the surfaces whether private
or public caused hereby, shall be at his own expense.
3.8.2.5. Compact each layer or lift of material specified so that the in-place density tested is not less
than the percentage of maximum density.

3.8.3. Concrete Protection


3.8.3.1. Shall all pipes be laid on cement concrete bed or cradles as specified in drawings, the pipe
shall then be placed on the bed or cradles and set for the line gradient by means of right
rails and bonding rods.
3.8.4. Finish Operation (Site grading)
3.8.4.1. Grade to finish indicate within 30mm grade to drain water away from structures and to
provide suitable surfaces for moving machines which are distributed by the contractor’s
operation shall be restored as specified herein.

3.9. MISCELLANEOUS
3.9.1. Cleanouts
3.9.1.1. Every change of direction of pipe for every maintenances and shall be of the same size of
pipe to where it runs.
3.9.2. Traps
3.9.2.1. Traps and connections shall ensure free and silent flow of discharging water.
3.9.2.2. Each trap shall be placed as near as possible to the fixture. No fixture shall be double-
trapped.
3.9.3. Valves
3.9.3.1. Valves shall be provided on all water supplies to fixtures as specified. (Refer to plan for
valves to be installed)

3.9.4. Pipe Hanger and Support
3.9.4.1. All pipe clamps supports, hangers, rods, pipe supports nuts and washers shall be factory
made that suit detail requirements.
3.9.4.2. Pipe in shafts and other location shall be supported by approved support as specified on
drawings.
3.9.4.3. All pipe support hangers and clamps to be fixed on all beams, columns, and slabs by
means of expandable anchor fasteners in drilled holes of cement site to carry weight of
pipes.
3.9.4.4. Water and Vent Pipes – 65mm and larger, brand type 6.4mm x 25mm flat mild steel or
black iron with 15mm round rod with plates and nuts; 50mm and smaller split ring type with
10mm iron rods with insert plates; toggle bolts, clamps, or expansion shield.
3.9.4.5. Pipe support for main collector shall be provided with braces that can withstand from
seismic movement and other occurrences.
3.9.5. Pipe Sleeves
3.9.5.1. Sleeve shall be installed when pipe run/crossing of beams. This shall be coordinated with
civil works prior to concrete running or otherwise, specified.
3.9.5.2. Shall be of one (1) size higher to provide sufficient connection in future installation of pipes
and fittings.
3.9.5.3. Pipe sleeves on footings shall be of cast iron or steel be not less than 100mm larger in
diameter the pipe to be installed.
3.9.5.4. Where pipe pass through waterproofing membrane, the sleeve shall be provided with
integral flange or clamping device to which a flashing shield can be soldered.
3.9.5.5. The space between the pipes and sleeves shall be made watertight by inserting a picked
oakum gasket and filling the remaining space poured lead caulking thoroughly.

3.10. SITE PLUMBING UTILITIES


3.10.1. General
3.10.1.1. The entire site plumbing utilities system shall be laid out and installed consistently
throughout with the given slopes in the plans. Pipe joints and connections to area drains,
catch basin, and junction boxes shall possess such leak proof and seepage integrity
achievable with the works called for under this particular section of the specifications.
3.10.1.2. Junction boxes for storm and sanitary (sewer) drainage lines outside the building shall be
cast-in-place reinforced concrete cover.
3.10.1.3. Trench excavation and backfilling shall be as specified in excavation, trenching and
backfilling for utility system.

3.10.2. Concrete Drainage Pipe
3.10.2.1. Material: pipe shall be reinforced concrete (250mm diameter and larger) and non-
reinforced concrete pipe 200mm diameter and smaller confirming to ASTM C-14-75.
3.10.2.2. Installation:
3.10.2.2.1. Bedding surfaces shall provide a firm foundation, carefully true to line and grade.
3.10.2.2.2. Concrete pipe shall be laid carefully with hubs upgrade and ends carefully and
closely joints.
3.10.2.2.3. Joints shall be cement mortar. Cement mortar shall consist of one part of Portland
cement 1 ½ parts clean sharps sand with only enough water for work – ability for
the cement before being placed rammed. The joint shall be completely filled with
the cement mortar and rammed thoroughly with a wooden caulking tool. The joint
shall then be overfilled and finished to a smooth level outside.

3.11. EXCAVATION FOR STORM AND SANITARY (SEWER DRAINAGE SYSTEM)


3.11.1. The excavation of sewer and storm drain shall be in open cutting unless the permission of the
consultant for the ground to be tunneled is obtained in writing. Where sewer have to be
constructed along narrow passages, the consultant/ owner may order the excavation and in each
cases the excavated soil shall be brought back later on for refilling the trenches.
3.11.2. The contractor shall at all times supports efficiently or effectively the side of the sewer tenches
and other excavation by suitable timbering, filing and sheering and they shall be closed timbered
in loose or sandy strata and below the surface of the sub-soil water level.
3.11.3. The contractor shall be held responsible and will be accountable for the sufficiency of all
timbering bracing and filing used as also for all damage to persons and property resulting from
improper quality, strength, placing or removing of the same.

3.12. TESTING
3.12.1. Test: shall be conducted in accordance with the local codes applicably.

3.13. BACKFILLING
3.13.1. Backfilling: this shall be done when pipes has been tested for leaking. The contractor shall then
compact the soil to not less than the percentage of maximum dry density as determined in
accordance with ASTM D698.
3.13.1.1. Except for special materials for pavements and backfill. The remainder of the trench with
material free from stones larger than 6” of ½” the layered thickness which is smaller in any
dimension.

3.13.1.2. Backfill trenches and excavations immediately after the pipe are laid unless other
protection is directed or undirected.
3.13.1.3. In lower portion of trench deposit approved backfill and bedding material in layers of 6”
maximum trenches and compact with suitable tampers to the density adjacent soil under
there is a cover of not less than 12” using special care not to damage pipe and pipe
coatings.
3.13.1.4. Provide additional compaction by leaving the backfilled trenches open to traffic while
maintaining the surface with crushed stone.
3.13.2. Clean-up: the contractor shall clean-up and dispose all excess materials, trash wood forms and
other debris.

3.14. TESTING AND DISINFECTION


3.14.1. Drainage System Test
3.14.1.1. Ball Test – the contractor shall ensure a proper grade in the drainage pipes. The
representative/ inspector shall use the ball to check for adequate by inserting it into a
fitting if all is well, the ball will make it to clean-out.
3.14.1.2. Water Test – pressure when the rough-in drainage and vents are installed a water test
can be performed by filling the system by at least 3m of water. All rough openings must
be sealed and tightly below the clean-out. The system is filled to the level of the highest
point, such as the vent terminal, and the system must maintain the same water level for at
least 15 minutes.
3.14.1.3. Air Pressure Test – the system must be completely filled with all fittings and filled air to a
pressure of 35 kPa (5psi) and must maintain the pressure for 15 minutes without any drop
in pressure.
3.14.1.4. Smoke Test – a smoke generators used to fill the system until it begins coming out the
vent terminal, then it shall be plugged or copied. Fill the system with smoke to pressure of
1” of water column (less than 0.04 psi) for 15 minutes without adding more smoke.
3.14.2. Pressure Test of Waterline
3.14.2.1. Before any potable water piping can be put into the series a pressure test must be
completed. Testing is required by code and may be witnessed by local inspector.
3.14.2.2. Only potable water can be used to test potable water distribution pipes.
3.14.2.3. Air must be removed from the system through valves and fittings.
3.14.2.4. The normal operating supply pressure is adequate for testing purposes. Visually inspect
every fitting and connection for leaks, recheck for small leaks after an hour, especially on
threaded connections.

3.14.2.5. If a section on the system is blocked from the view insert pressure gauge along the part of
the system, pressurized and isolate the system. Record reading for 8 hours at 2000 psi.
3.14.3. Defective Work
3.14.3.1. The contractor shall be held responsible for the repeated work if the system failed to be
approved by the inspector in case it may fail.
3.14.3.2. The contractor together with the inspector may repeat the testing system until is shall
meet the required satisfactory of the leak testing.
3.14.4. Distinction of Water Distribution System and Water Tanks (as per AWWA C-601)
3.14.4.1. Prior to connection to existing mains, disinfection and bacteriological testing shall be
performed in accordance with specification. District authorization for connection to the
existing system shall be given only on the basis of acceptable hydrostatic disinfection and
bacteriological test.
3.14.4.2. Disinfection of pipelines shall not proceed until all appurtenances and necessary sample
roots have been installed and inspector provides approval by written result of disinfection
process.
3.14.4.3. Every effort shall be made to keep the water main and its appurtenances clean and dry
during the installation process.
3.14.4.4. All piping’s valves, fittings, and appurtenances which become contaminated during
installation shall be clearly rinsed with potable water and the sprayed or sobbed with a 5%
sodium hypochlorite disinfecting solution prior to installation.
3.14.4.5. The specified disinfection of the pipelines shall not be performed concurrently with the
hydrostatic testing. Disinfection shall only be performed after lines have been flushed and
have passed hydrostatic test.

3.15. COLOR CODE FOR EXPOSED PIPES

3.16. WARRANTY AND “AS-BUILT” PLANS


3.16.1. Equipment should have one (1) year warranty by supplier to contractor in case of malfunction
or any cause annoying to the project.
3.16.2. The contractor is responsible to submit three (3) sets of white prints complete set of plans for
the entire system as as-built costing per actual be borne by the contractor and will submit plans
“as-built”.
3.16.3. Material and workmanship shall have owner’s minimum guaranteed otherwise specified.

3.17. MOTOR EQUIPMENT


3.17.1. Coordination
3.17.1.1. Coordinate features of motors, installed units, and accessory devices to be compatible
with the following:
 Motor controllers
 Torque, speed, and horsepower requirements of the load
 Ratings and characteristics of supply circuit and required control sequence
 Ambient and environmental conditions of installation location
3.17.2. General Motor Requirements
3.17.2.1. Comply with NEMA MG 1 unless otherwise indicated. Comply with IEEE 841 for severe-
duty motors.
3.17.3. Motor Requirements
3.17.3.1. Duty: Continuous duty at ambient temperature of 40 degrees Celsius and at altitude of
3300ft (1000m) above sea level.
3.17.3.2. Capacity and Torque Characteristics: Sufficient to start, accelerate, and operate
connected loads at designated speeds, at installed altitude and environment, with
indicated operating sequence, and without exceeding nameplate ratings or considering
service factor.
3.17.4. Single Phase Motors
3.17.4.1. Motors larger than 1/20hp shall be one of the following to suit starting torque and
requirements of specific motor application:
 Permanent-split capacitor
 Split phase
 Capacitor start, inductor run

3.18. IDENTIFICATION AND TAGGING


Drawings and general provisions of the Contract, including General and Supplementary Conditions and
Division 01 Specification Sections, apply to this Section.

3.19. RESPONSIBILITY
3.19.1. The contractor shall entail the individual planning and carrying through any and all pertinent
activities relating to the construction of a dwelling, building, or other structure.
3.19.2. The contractor carries out duties by supervisory skilled workers and completing the project in a
manner which coincides with all codes rules and regulation which may be in existence and
correlate with constructive.
3.19.3. The contractor is responsible to acquire all necessary licenses and permits from relevant
entities prior to construction or otherwise, specified.
