1. This document is a deed of assignment between the Royal Family of Shapati, represented by the Baale, Head of Family, Family Secretary, and Family Treasurer, and Mr. Joshua Olawuyi. 2. The Royal Family is assigning a full plot of land located in Igbojia Community, Ibeju-Lekki, Lagos State to Mr. Olawuyi for seven hundred and fifty thousand naira. 3. The Royal Family covenants to guarantee peaceful possession and enjoyment of the land to Mr. Olawuyi and indemnify him against any losses arising from defects in their title to the land.

BETWEEN

CHIEF ADEBAYO SADIKU SANI AJOBODE (BAALE OF SHAPATI),


SAFARAIN OBAKUNLE (HEAD OF FAMILY), DR. TAOFIK AKINLADE
(FAMILY SECRETARY) AND RAMONI OBAKUNLE ABIONA (FAMILY
TREASURER) all are acting for themselves as principal members of the entire
family of Shapati Royal Family of Shapati Township, Ibeju-Lekki Local
Government Area of Lagos State, hereinafter referred to as “THE ASSIGNORS”
(Which expressions shall where the context so admit include his heirs, assignors,
legal personal representatives) of the one part.

AND

MR. JOSHUA OLAWUYI of Catholic Mission Road, Glory Land Estate, Pankere, Abijo
Lagos. (Hereinafter referred to as the "ASSIGNEE" (Which expressions shall where
the context so admit include his heirs, assigns, legal personal representatives) of the
other part.

WHEREAS:
1.The full plot of land herein to be assigned subject to this Agreement forms part of large
tract of land lying, being situate Igbojia Community off Lagos Epe Expressway,
Ibeju-Lekki Local Government Area of Lagos State belonging to THE RULING
FAMILY OF SHAPATI from time immemorial and who have been undisputed
possession and occupation from generation to generation under the Yoruba Native
Law and Custom of inheritance.

2.The ASSIGNORS are the Head, Principal members and Accredited representatives of THE
RULING FAMILY OF SHAPATI, SHAPATI TOWN, IBEJU-LEKKI LOCAL
GOVERNMENT AREA OF LAGOS STATE.

3.The ASSIGNORS herein have agreed to transfer the full plot of land to the ASSIGNEE free
from all encumbrances for a consideration in the sum herein stated.

4.The full plot of land lying, being situate Igbojia Community off Lagos Epe Expressway,
Ibeju-Lekki Local Government Area of Lagos State under Native Laws and Customs
of inheritance subject to the Land Use Act 1978.
THIS DEED WITNESSES AS FOLLOWS: -
In consideration of the sum of SEVEN HUNDRED AND FIFTY THOUSAND NAIRA
ONLY (750,000) paid by the ASSIGNEE (the receipt whereof the ASSIGNORS as
BENEFICIAL OWNERS hereby acknowledge) the ASSIGNORS hereby ASSIGN and
TRANSFER the full plot of land to lying, being situate Igbojia Community off Lagos
Epe Expressway, Ibeju-Lekki Local Government Area of Lagos State which shall
more hereto and as described in the schedule herein TO HOLD SAME UNTO
the ASSIGNEES ABSOLUTELY free from all encumbrances.

THE ASSIGNORS HEREBY COVENANT WITH THE ASSIGNEE AS


FOLLOWS:
1. To hold and enjoy the parcel of land peaceably without any interruption and or disturbances
from the ASSIGNORS or any person(s) claiming through or I trust from them.
2. To fully indemnify the ASSIGNEE for any expenses whatsoever incurred by the
ASSIGNEE in the event of any defect in title, adverse claim or challenge from any person
in respect of the parcel of land under this deed.
3. THE ASSIIGNORS confirm their encumbered title to the property and agree to indemnify
the ASSIGNEE to full purchase price paid and against all manner of losses and damages
suffered by the ASSIGNEE arising from any want or defect in or encumbrances to the
ASSIGNORS’ title or sustained by the ASSIGNEE in consequence of any adverse claim
for title or otherwise from any person or company in respect to the property and guarantee
the ASSIGNEE the peaceable and peaceful enjoyment of the property without any
interruption from the ASSIGNORS or anyone claiming through under or in trust for them.
4. The ASSIGNORS shall and hereby undertake to do all necessary things and execute all
necessary instruments to more perfectly assure the conveyance of the property to the
ASSIGNEE and or to enable the ASSIGNEE perfect his title and obtain the consent of the
Governor required for the perfection of this assignment.
