of No. 14, Ladegboye Street, Ikorodu, Lagos State (Hereinafter called “THE
ASSIGNEES”) which expression shall where the context so admits include their personal
legal representatives and Assigns of the other part.
W H E R E A S:
1. The hereditament hereinafter described and intended to be assigned was before the Land Use
Act 1978, Cap L5, Laws of the Federation of Nigeria 2004 belonged to SALIU OBODO
CHIEFTAINCY FAMILY of Lagos State, under customary law and by virtue of Section 34
of Land Use Act, the said land continue to be held as if the family is a holder of statutory
right of occupancy issued by the Governor of Lagos State under the Land Use Act.
2. The large area of Land including the portion hereby intended to be transferred and assigned
being at Oke-Ira Nla at Eti-Osa Local Government Area of Lagos State comprising a vast
area of Land originally belonged to the SALIU OBODO CHIEFTAINCY FAMILY of
Lagos State, Nigeria under native law and custom from time immemorial.
3. The interest in the said piece of land Measuring Approximately 1339.541 Sq Mtrs was transferred
to SULAYMAN IBRAHIM ATANDA by way of outright assignment by the head and
principal members of the SALIU OBODO CHIEFTAINCY FAMILY namely: (1) CHIEF
BASHIRU KOLAWOLE LASISI (BAALE OF OKE-IRA NLA), (2) ALHAJI
ABDULATEEF F. BALOGUN (3) MR. TUNDE COLE and the Assignor herein became
seize of the parcel of land and the hereditaments hereby intended to be assigned.
4. The Assignor herein has been in peaceful and undisturbed possession of the parcel of
land exercising maximum rights of ownership without any adverse claimant till date.
5. By Virtue of an instrument of Purchase the Assignor herein transferred his interest on
the One(1) plot of Land (out of the 2plots owned) to the Assignees herein by way of
outright purchase.
6. The Assignor hereby assigns all his interests, rights and title in the land and entire
appurtenances more described in the schedule hereto hereunder to the Assignees.
7. For the purpose of vesting the portion of the said land which portion is hereinafter
described in the schedule hereto and same having been shown to the Assignees, the
Assignor has agreed with the Assignees for an absolute transfer of the unexpired
residue of his rights and interest in and over the said portion free of encumbrance.
NOW THIS DEED WITNESSETH AS FOLLOWS:-
1. In consideration of the said Agreement and sum of N5,700,000.00 (Five Million
Seven Hundred Thousand Naira) only paid by the Assignees to the Assignor (the
receipt whereof the Assignor hereby acknowledges) the Assignor as BENEFICIAL
OWNER hereby transfer and assign UNTO the Assignees all his rights and interests
(legal and equitable) deemed to have been vested on the Assignor in and over the
parcel of land described in the schedule hereto, TO HOLD the same UNTO the
Assignees absolutely and for all the residue now unexpired of the Assignor’s rights
and interests over the said land.
2. THE ASSIGNOR also hereby covenant and agrees to provide and sign all such
documents as shall be required by the Bureau of lands services Lagos State and any of
its Agencies in obtaining the necessary consent to this transaction.
4. THE ASSIGNOR covenant with the Assignees that the property is free from any
encumbrance and hereby transfer same as BENEFICIAL OWNER and undertakes to
indemnify the Assignees of the whole said sum hereinabove stated by reason of any
defect in the title of the Assignor or upon any encumbrance on the same property by
the Assignor or any person acting for and or on behalf of the Assignor.
5. THE ASSIGNOR is the beneficial owner of all interests, rights and title in the land
and entire appurtenances more described in the schedule hereto now intends to
assign a portion described in the schedule hereunder to the ASSIGNEES which
portion is Measuring Approximately 120 x 60 Sq Mtrs.

In line with the Statutory Right of Occupancy, deemed granted by virtue of Section 34 of the Land
