Technical Specifications
002 Grubbing : Shall consist of the removal and disposal of roots larger than 76
mm in diameter, matted roots and designated stumps from the indicated grubbing areas.
Excavate this material together with logs, organic and metallic debris, brush and refuse
and remove to a depth of not less than 450 mm below the original soil surface in areas
indicated to be grubbed and in areas indicated as construction areas under this contract.
101 Excavation shall be made to the depths indicated, reckoned from the natural ground line
as the minimum requirement. The contractor shall extend the excavation in the opinion of
the Engineer in case the soil bearing pressure is not attained at the indicated depth. No
extra excavations shall be done without the written approval of the Engineer. In no case
shall footings rest on fill.
102 The Contractor shall keep all excavations free from water while construction is in
progress.
103 Backfill materials shall be an approved site excavated material free from brush, roots and
other undesirable materials detrimental to compaction requirements .
104 Placing Fill : Before placing fill materials, the surface upon which it will be placed shall
be cleared of all brushes, roots, vegetable matters and debris, scarified and thoroughly
wetted to ensure good bonding between the ground and the fill materials. Fill in contact
with new concrete work shall not be placed until at least 48 hours after removal of forms.
201 Fill and grade the whole area within the construction limits to the indicated sub grade
elevations as directed by the Architect. The finished sub grade shall be reasonably
smooth and compacted to 95% maximum density at optimum moisture as determined by
ASTM D1557 and ready to receive the base course.
202 Any excess materials resulting from the finish grading operations not required or
unsuitable for fill or backfill shall be disposed of by the Contractor at a designated
disposal area away from the project site at his own expense.
203 Treat soil with an approved pesticide solution at the rate recommended and in
accordance with the label direction. All pesticide application shall be done only by a
certified applicator. Pesticides shall be registered with the Environmental Protection
Agency (EPA). Apply pesticide over areas intended for covering by floors, and attached
entryways for slab on grade construction; at the base of excavation where the footing will
be placed; around each column as soon as the forms had been taken out and at the base
of excavation for perimeter walls.
204 Anti- Termite Reticulation System : An irrigation system designed to effectively treat the
soil beneath the outer side of the building walls and strategic areas beneath the concrete
floor of an existing building without undertaking the conventional way of digging trenches
and or drilling pavement or floors to be able to apply toxicant for purposes of preventing
termite attack; equal to “ Julant Anti-Termite Reticulation System”.
205 Service Warranty : Provide a five (5) years termite management service commitment for
the project to be signed by the Contractor and the Pest Control Operator certifying that:
1. The pre-construction soil treatment work shall be undertaken and completed in
accordance with the specifications herein prescribed.
2. That the Anti-Termite Reticulation System shall be installed in accordance with
the approved lay-out plan and such shall be tested to be operational.
3. That as an integral part of the service commitment, the Pest Control Operator
shall undertake to conduct annual inspection and monitoring of the structures
during the 5-year warranty period.
4. That a mandatory re-application of termiticides shall be undertaken before the
end of the third year of the 5-year service commitment using the installed Anti-
Termite Reticulation System.
5. That, if subterranean termite activity is discovered during the warranty
period, the Pest Control Operator shall undertake abatement work and
re- treatment at no additional cost to the Owner/Client.
CS 300 CAST-IN-PLACE CONCRETE
301 Concrete Mix Design: ACI 211.1 and ACI 301. Concrete shall have a 28-day
compressive strengths as specified or indicated on the drawings. Provide ASTM C33
aggregate size no. 57 and 67. The maximum chloride content shall not exceed one
percent.
302 Materials:
302.5 Reinforcing Bars: ACI 301 unless otherwise specified. ASTM A615
Grade 40 and 60. Equal to Pag-asa Steel.
303.2 Beams and columns shall have 3000 psi or as per ASTM Standard.
303.3 Reinforcing Bars :ACI 301 unless otherwise specified. ASTM A615
Grade 60. Equal to Pag-asa Steel.
304.1 Slab on Grade: Shall be 125 mm thick concrete with compressive strength
of 2500 psi at 28 days; 12 mm dia. temperature bars at 400 mm o.c. b.w.
laid over 100 mm thick compacted gravel base. Surface shall be integrally
smooth, steel trowelled finished during period of initial cure ready to
receive finish materials as specified.
304.4 Aggregates: Sand shall conform to ASTM C35 and gravel shall conform to
ASTM C33 or PNS18.
CS 400 MASONRY
401 Concrete Masonry Units : Type II units of modular dimensions and air cured.
Store units at the site before use for a minimum of 28 days for air curing.
Surfaces of units which are to be plastered or stuccoed shall be sufficiently rough to
provide a suitable bond, elsewhere, exposed surfaces of units shall be comparatively
smooth and or uniform texture.
a) Hollow Load-Bearing Units : ASTM C90, Grade N-I or N-II, made with normal
weight aggregates and with ultimate compressive strength of 1,200 psi at 28 days, as
required. Use 6” (150mm) thick on exterior walls as shown on drawings. Use
“Jackbilt” or approved equal.
b)
c) Hollow Non-Load Bearing Units: ASTM C-129, made with normal weight
aggregates, and with ultimate compressive strength of 650 psi at 28 days, as
required. Use 4” (100mm) blocks for interior walls as shown on drawings. Use
“Jackbilt” or approved equal.
d)
e) Special Shapes : Provide special shapes such as closures, header units,
and jamb units as necessary to complete the work as shown on drawings. Special
shapes shall conform to the requirements for the units with which they are used.
402 Precast Concrete Lintels: Same materials and surface texture as adjacent masonry
units, with 28-day compressive strength of not less than 2,000 psi. provide
reinforcing bars as indicated. Provide lintels of sizes indicated, straight and true,
with at least 8 inches of bearing at each end.
402 Mortar :
a) Portland Cement : ASTM C150, Type I or II.
b) Masonry Cement : ASTM C91, except that the air content of the mortar
specimen shall be not more than 16 percent by volume in lieu of 22 percent.
Containers shall bear complete instructions for proportioning and mixing to
obtain the required types of mortar.
c) Sand : ASTM C144.
d) Water : Shall be clean, potable, and free from substances which could
adversely affect the mortar.
e) Mortar Types : ASTM C270, Type N or S, non-load bearing, non-
shear wall interior concrete masonry and Type S for all other
masonry work. If masonry cement is used, submit the manufacturer’s
printed instructions on proportions of water and aggregates and on
mixing to obtain the type of mortar required.
405 Fastenings : Provide suitable and approved bolts, metal wall plugs, or
other approved metal fastenings for securing furring to masonry and elsewhere
as necessary. Bolts or other fastenings longer than 1-1/2 inches (40mm) shall
be attached to masonry units only where there are grouted cells.
406 Workmanship : Masonry wall shall be carried up level and plumb all around.
One section of the walls shall not be carried up in advance of the others, unless
specifically approved by the Engineer. Unfinished work shall be stepped back for
joining with new work; toothing will not be permitted, except where specified.
Spaces around door frames shall be filled solidy with mortar. Masonry units
shall be handled with care to avoid chipping, cracking and spalling of faces
and edges. Structural steelwork, bolts, anchors, inserts, plugs, ties, lintels,
and miscellaneous metalwork specified elsewhere shall be placed in position as
the work progresses. Unless indicated otherwise, partitions shall extend from floor
to the bottom of the floor or roof construction above. Walls and partitions shall
be structurally bonded or anchored to each other and to beams and columns.
Non-load bearing partitions and interior walls shall be securely anchored to
the construction above, in a manner that provides lateral stability while
permitting unrestricted deflection of construction above.
501 Wrought iron grilles, railings, handrails and pipe hangers shall be of standard gauges of
sizes and shapes as shown on the drawings, with fully welded joints. Grind smooth
visible welds in the finished installation. Shop prime with Yellow Zinc Chromate or Red
Oxide rust preventive primer.
502 Structural Steel Trusses and Framings: Shall be fabricated from cold drawn steel of
sizes and gauges as indicated on the drawings. Hot-dip galvanize items specified to be
zinc-coated, after fabrication where practicable.
503 Aluminum Extrusion: Extruded Aluminum Alloy 6063-T5 with anodized finish
conforming to AA-C22A41. Anodized finish shall be fully sealed by the manufacturer or
processor according to procedures recommended by licensor or processor.
504 Paint ferrous metal surfaces (except cast iron) one (1) coat of ferrous metal primer.
505 Paint aluminum surfaces in contact with masonry or concrete with one (1) shop coat of
zinc chromate primer.
506 Stainless steel : AISI Type 304, polished or satin finish as indicated.
601 Tanguile or Lauan KD, treated for, nailers, nailing strips and shelves indicated in the
drawings.
602 Use Yakal or Guijo on Solid Panel Doors or Tanguile KD on Tanguile KD Hollow Core
flush door jambs.
604 19 mm thick Marine plywood for closet cabinets, kitchen and pantry cabinet and counter
carcasses, including doors and shelvings.
605 Provide 4” high ½” thick Polyurethane baseboard moulding as required and as indicated
on the drawings.
606 Use 20 x 150 mm Tanguile KD (T&G exterior ceiling) as required and as indicated on the
drawings.
607 Use Tanguile KD planks (decorative exterior fascia) as required and as indicated on the
drawings.
608 Use 19mm thick synthetic solid surface for kitchen countertop, pantry countertop, laundry
room countertop, and Master’s bathroom, Guest’s bathroom, Powder room lavatory
counters.
609 Use 19mm thick solid wood stair thread (“Hornitex” or approved equivalent ) at Stair.
801.1 Solid Wood Tanguile KD Doors on 50mm x 150mm Guijo door jamb, white duco finish /
wood stain finish (refer to door schedule).
801.2 Glazed Aluminum frame with 10mm thk clear tempered glass sliding door: Aluminum
stile and rail doors. Shall be equipped with flush finger pulls and maximum security locks
with two cylinders. Shall have adjustable tandem steel rollers and floor tracks with
stainless steel caps to ensure smooth operations. Floor tracks shall be applied recessed
to floor (refer to door schedule)
801.3 Cabinet and Closet Doors: Shall be 19mm thick Marine Plywood with raised pattern as
shown on detailed drawings.
801.4 Carport Folding Door: Metal frame with wood planks shown on door schedule
802 WINDOWS
803.1 Use locally manufactured heat strengthened tempered clear glass as manufactured by
Republic-Asahi Glass Corporation or approved equivalent.
804 HARDWARES
804.1 Locksets: “Schlage”, “Yale” or approved equivalent for flush doors and
manufacturer’s standard “Designer’s Collection” lock for entrance door.
804.2 Hinges: Provide (3-pairs) 4-1/2” x 4-1/2” plain bearing butt hinges, Stanley or equal on
flush doors.
804.3 Hinges for cabinet and closet doors shall be heavy duty concealed hinges. HETITCH,
Germany or approved equal.
804.4 Pulls and handles for cabinets and closet shall be sealed wood, of type as selected by
the Owner.
804.5 Sliding Track and Channels: Shall have adjustable tandem steel rollers and floor
tracks with stainless steel caps and mechanism standard to manufacturer.
804.6 Threshold: Shall be aluminum, with profile as shown on the drawings, to be installed
as indicated. Provide on doors exposed to weather and on terminations of floor finishes
between rooms.
CS 900 FINISHES
901 Flooring
901.1 Floor finishes shall be laid on 1:3 neat cement mortar. Floor pattern as shown on the
drawings.
a. Natural Sandstone tiles (French Pattern) at Entry Porch, Foyer, Dining area,
Kitchen area, Pantry, Laundry room, Master’s Bedroom, Guest’s Bedroom and Balcony.
c. 600 mm x 600mm Ceramic tiles (Matte finish) at Maid’s Room and T&B.
902.1 Cement plaster dolomite lime wash painted (low sheen) finish on interior and exterior
walls. White Latex Painted (semi-gloss) finish on some rooms on interior.
902.2 “Tactical Stone” Mactan Mosaic 020 Stone Cladding for Dining room accent wall and
selected areas on exterior.
902.4 For toilet walls, use ceramic glazed tiles (floor to ceiling) of size and pattern to match
flooring as shown on the drawings.
902.5 For kitchen splashboard, use fish scale decorative mosaic ceramic tiles.
903 CEILING FINISHES
903.1 Ceiling finish shall have patterns and details as shown on the drawings.
b. PVC Wood Ceiling Spandrel at Entry Porch, Balcony and Carport eaves.
c. ½” thick Marine Plywood false beam with wood veneer at Dining area, Kitchen
rea, Master’s bedroom & Guest’s bedroom.
CS 904 PAINTING
904.1 Paint Materials: All types of paint, enamels, lacquer, sealer, varnish and tints shall be
appropriate only for kind of surfaces to be painted or treated as required on the jobsite
and should conform to the specifications of “Boysen” or approved equal.
904.2 Use automotive paint for all wood surfaces except masonry and concrete surfaces and
unless indicated.
904.3 Use textured paint for exterior and interior walls and where indicated.
904.4 Bleached and varnished in accordance with manufacturer’s instructions and standard
painting application.
1501 Shall conform with the “National Plumbing Code” for all roughing-in works.
- “Kohler” Floor Mounted with Flush Valve San Raphael Grande 8688t.S.o (Mas-
ter’s Bathroom, Guest’s Bathroom & Powder Room)
1601 All electrical work shall conform strictly to the latest edition of the Philippine Electrical
Code, the local utility company and the rules and regulations of the Municipality of
Manay.
1602 The work to be done shall include the furnishing of all labor and materials and tools
required to construct complete the electrical system as shown on drawings and as
follows:
b. Service entrance properly wired from the electrical take-off pole to main panel.
c. Distribution System
1603 The electrical service shall be 220v, single phase, 2-wires using automatic circuit breaker
for all circuits, distribution boxes, pull boxes, junction boxes and utility boxes.
1604 Conduit: Use polyvinyl chloride conduit pipes (PVC) for all concrete or masonry
embedded work (Equal to “Moldex-Red Orange” or “Atlanta Permaline”) and flexible or
coilable PVC electrical conduit in concealed areas (Equal to “Moldflex”). Service entrance
conduit shall be intermediate metallic conduit (IMC) equal to Maruichi.
1605 Wires and Cables: All wires shall copper, soft drawn and annealed, standard gauge
size as indicated. Wires and cables shall be Phelps Dodge, American Wire and Cable or
approved equivalent.
1606 All underground pipes outside the building shall be buried not less than 600 meters below
the ground and shall be concrete encased.
1607 Switches: Flush toggle types, 15-ampere size, bakelite cover, National or approved
equivalent. Color and finish to be approved byt he Architects.
1608 Receptacles: Standard 15-ampere size, 250 V, duplex type, for flush mounting and
heavy duty type for burners outlet. Color and finish of receptacle plates to be approved by
the Architect.
1609 Lighting Fixtures: Shall not be furnished by the Electrical Contractor but as
specified by the Owner.
1610 Grounding: All metallic conduits, supports cabinets and equipment shall be properly
grounded and bonded by means of copper straps connected to the water-service pipe, or
through any suitable grounding pipe, or through any suitable grounding means approved
as standard practice.
1611 Guarantee: The completed installation shall be guaranteed to be free from defective
materials and workmanship for a period of 12 months from the date of acceptance and
any defect which may appear for the aforesaid period shall be remedied at the expense
of the Electrical Contractor.
