ANNUAL COMPHERENSIVE MAINTENANCE CONTRACT

Dear Sir,
We are proposed to furnish our Maintenance Services for the following Lift.

BUILDING NAME :- Mont Vert Dieu

ADDRESS :- Pashan.
MAKE OF LIFT :- STERLING LIFT
TYPE OF LIFT :- Passenger Lift.
CONTRACT PERIOD :- 1st Dec To 30th Nov
PAYMENT TERMS :- Yearly in Advance
NO.OF UNITS / LIFTS :- 1 No

PARTS INCLUDED

1) Cleaning, Lubricating of all the actuating Parts of lift equipments one in 30 days.
2) Attending to breakdown calls during our normal hours between 9.00 am to 5.30 pm.
3) Routing checkup of lift equipment to keep the lift in safe and smooth working order.
4) Adjusting the parts of machine, break, controller, selector, push buttons, terminal switches and door
locks to put the lift in working order during breakdown, if necessary.
5) Replacing or renewing the machine parts i.e. worm gear, bushes, bearing, fasteners, break liners, break
coil, motor bushes, bearings, carbon brushes etc. if required.
6) Replacing and renewing controller parts i.e. copper contacts, carbon contacts, relay coils, tension spring,
rectifiers, transformers, etc, if required.
7) Replacing and renewing parts or selector, leveling and terminal switches, gate locks, retiring cam, guide
shoe liners, safety switches etc, if required.
8) Replacing cables, PVC wires, if short during operation.
9) Replacing the ropes if found in dangerous position during operation of lift. Free of cost.
10) Re-varnishing or re-winding the lift motor if burnt out. Free of cost.
11) Repairing the landing gates and car gate. Free of cost.
12) STERLING LIFT CO will not incur expenses and is not required, under the terms of this Agreement, to
make renewals or repairs, necessitated by reason of negligence or misuse or any other
cause beyond STERLING control except ordinary wear and tear. Cost of such renewals and
repairs necessitated due to negligence or cause will be charged to The Customer.

 TO BE CHARGED EXTRA:-
1) Painting or polishing of lift equipment, lift enclosures, landing gates, lift cage etc.
2) Renewing or replacing lift enclosures, tube light, fan, mirror, lift cage, platform, car push panel.
3) Renewing or replacing hall push buttons, arrows, in use sign, indicator jewels and bulbs etc.
4) Replacement of landing and cage doors including sills & Car gate.
5) Any civil work pertaining to lift shaft enclosure, machine room or lift pit.
6) Any damage done willful which cause replacement.
7) Any alterations/modifications required by Government in existing equipments or design enforce in Future.
8) Replacement of Landing Doors, Door Closers.
9) If the any problem in future of the Controller, V3F Drive& Door operator assemble that time you will approval
the replace same.
10) Where Materials components, parts or assembles are no longer available due to obsolescence or if they are
Permanently taken out of production by the original supplier, when the supply and use of alternative
replacement materials, components, parts or assemblies (as the case may be) shall be at the cost of the
customer. in the event, the company considers themselves unable to supply any materials or parts for the
purpose of this agreement, this agreement shall forthwith terminate without prejudice to the company’s
accrued rights and without any liability to the company for such termination.

TERMS & CONDITION OF CONTRACT

1) Prior to taking the contract our thorough inspection report would be submitted to you. If any renewal or
alterations are required same has to be carried out during the course of the contract.
2) All repairs/replacement would be carried out during our normal office hours only in between 9.30 a.m. To
6.00 p.m. Expect Sundays and holidays, expect for Emergency repair.
3) The Owner aggress to keep the lift machine room locked and not to interfere with the machine room or its
parts either the selves or by any persons. In the event of it being discovered or by us that there has been
any breach of this convenient this agreement will come to an end without prejudice as per our right to claim
any cost, charge and expenses incurred by them or for losses or damages suffered by them and without
being obliged to fund to the owner any clause here of or any part thereof.
4) The Owner hereby aggress that in the event of any accident occurring to any persons using or intending to
use the lift and/or as a result of the use of intended use or operation of the lift for any reasons whatsoever,
whatsoever. The Owner alone shall be responsible for the same.
5) This contract does not include any type of Insurance to the lift.
6) Subject to Price increase every year as per variation in rise index/inflation.
7) We are not responsible for damage due to rain, electrical failures, earthquake, theft, riots to the lift.
8) Please note that the new maintenance contract has to be signed at least one week before expiry of running
contract we will not be responsible for any damages or mishap which may occur after the contract period.
9) If the lift is outside Pune City Call back / Breakdown will be attend within 72 hours only.
10) If the lift is outside the city of PUNE you have to provide out lift staff suitable accommodation with all sanitary
facilities including meals near the work site.
11) STERLING will not incur expenses and is not required, under the terms of this Agreement, to
make renewals or repairs, necessitated because of negligence or misuse or any other
cause beyond STERLING control except ordinary wear and tear. Cost of such renewals and
repairs necessitated because of negligence or cause will be charged to The Customer.
12) WORN-OUT ITEMS:-The items listed on the schedule below show considerable wear and will have to
Be replaced in the near future. To provide the maximum of service from these items, STERLING is
accepting them in their present state on the condition that The Customer is to pay, in

 addition to the base amount of this Agreement, an extra charge at the time the items
listed below are first replaced. The charges for these replacement will be determined by
prorating the total cost of replacing the individual items. The Customer is to pay for
that portion of the life of the items used prior to the commencement date of this Agreement
and STERLING is to pay for that portion used after the commencement date of this Agreement.

CONTRACT PRICE & VALIDIATY

1) For carrying out the above work as per this contract STERLING LIFT CO.
Will charge Rs.25, 000/- (Rupees – Twenty Five Thousand Only)

2) This Agreement has been made in duplicate and is valid from 01/12/2023 To 30/11/2024.
Please note that the New Maintenance Contract has to be signed at least one month before expiry of
Running contract we will not be responsible for any damages or mishap which may occur after the
Contract period. And will continue to run for another year and so on provided no notice has been given
Before expiry of the Agreement.
3) Taxes :The Customer shall pay, in addition to the Contract Price, any tax imposed upon it by
any existing or future laws and the amount of any tax imposed upon STERLING LIFT CO, it's suppliers or
THE CUSTOMER under any statute, court decision, rule or regulation becoming effective
after the date of this Agreement which is based upon or incident to the transfer, use,
ownership or possession of the materials or equipment involved in the performance hereof
or the services rendered hereunder.
