RENT AGREEMENT

This Rent Agreement is made and executed at NOIDA on this 25st DAY OF
SEPTEMBER 2023 between MR nova (AADHAR NO.XXXXXXXXXXX)R/O B-45
EXPRESS GREEN APARTMENT PLOT NO . XX SECTOR – XX NOIDA GAUTAM
BUDDHA NAGAR UTTAR PRADESH – 2000031 , hereinafter called the lessor
(which expression shall include his heirs , successors, legal representatives and
assignees of one part )

AND
MR EXVI (AADHAR NO . XXXXXXXXX) R/O KRINE VISTA ANNADA NAGAR BYE
LANE 3 GS ROAD DISPUR KAMRUP METRO ASSAM 781005 , hereinafter called
the Lessee (which expression shall include its successors , legal representatives
and assignes of other part)
WHEREAS the lessors are the absolute owner and in possession of the flat no .
707 , TOWER NOVA – EAST NOVA TECH , SECTOR XX NOIDA , GUATAM
BUDDHA NAGAR , UTTAR PRADESH .The said property comprises of 2
Bedrooms , 2 Bathrooms , 1 Living and Dining area , 1 Kitchen , 1 Running
Balcony and one Car parking , with all fittings and fixtures ( Attached Annexure
A ) . Whereas the lessee has approached the lessor for taking above said flat on
momthly rent basis for residential purposes and whereas the lessors have
agreed to let out the following terms and conditions :-
NOW THIS RENT AGREEMENT WITHNESSE AS FOLLOWS:
1. That the lease has been agreed to for a fixed period fo Eleven Months
Commencing from 25/09/2023 to 24/08/2024.
2. That the lessee shall pay equally to all the lessors for the premises the
rent of RS 50000/- ( Rupees Fifty Thousand Only), including Common
Area Maintenance charge , per month payable in advance on or before
that 20th day of each englisg Calendar Month through CHEQUE/NEFT.
3. That the lease can be terminated by either party by giving one monyth
of rent in lieu of.
4. That the Lessor shall pay common area Maintenance Charges to society
on time for uninterrupted services.
5. That the Lesse shall pay extra for electricity , IGL and club charges
according to the bills of local authorities and according to the
consumption.
6. That the lessee has already deposited a sum of RS . 100000/- ( RUPEES
One lac only)vide Bank transfer ,as a security which shall be refundable
without any interest at the time of vacating the said premises peacefully
along with all fittings and fixtures in working conditions , settling
electricity , IGL and any other charges . If any damages , dues , liability is
there on part of lessee as per terms of this lease Agreement shall be
adjusted from the security deposit at the time of handing over the
possession . Possession of the flat will be to clearance of cheque.
7. That the lessee shall have right to apply for telephone connection in
his/her name in the said premises. That all liability/ charges of telephone
/ bills will be paid by the lessee.
8. That on expiry of the lease the lessee shall hand over vacant peaceful
possession of te premises to the lessor . Before leaving the premises, he
should remove all his belongings and leave Apartment in the condition it
was received barring wear and tear , settle all dues , in respect of rent,
water , IGL, electricity , cost of breakages and damages and any other, if
any , due from the lessee
9. That on expiry of lease period if the lessee fails to vacate the said
premises peacefully the the lessor has rights to charges Rs. 2,000/- (
Rupees Two Thousand Only) as a damage / penaly charges per day from
the lesse and the lessee has also agreed for the same at the time of
signing agreement .
10.That the lessee shall pay RS. 500/- as penalty to the lessor on each
cheque each time if bounces / not cleared.
11.That in case both the parties have agreed to extend the period of lease
deed for further period then they will sign a fresh lease deed with new
terms and conditions .
IN WITNESS WHEREOF , the Lessor and Lessee have set their respective
hands and sign this deed on the day , month and year first above written.
