A DESKTOP STUDY ON : GREEN-

WENDELL WYATT FEDERAL BUILDING

INTRODUCTION

 Location : the heart of Portland, Oregon.


 No of floors : 18-story.
 Area : 525,000 square foot.
 Type of building : commercial,16 federal agencies and 1,200 federal
employees.
 Originally constructed : in 1974
 Renovation : between 2009 and 2013.
 Designers : Cutler Anderson Architects, Sera Architects and Howard S.
Wright Construction.

 The newly-renovated Federal Building includes a number of efficient,


sustainable and innovative technologies were implemented.
 Achieve LEED Platinum certification from the U.S. Green Building Council for
its sustainable design and technology.
EFFICIENT, SUSTAINABLE AND INNOVATIVE
TECHNOLOGIES INCLUDING ARE :

 Solar thermal panels that will provide for 30% of the building's domestic
hot water
 A 13,000 square foot solar roof that will produce 3% of the building's
electrical energy requirements annually
 Modernized elevators that generate power as they descend
 Unique shading devices on the south, west and east facades designed to
respond to the sun conditions, maximize daylight and minimize solar heat
gain during the summer
 Energy efficient electric lighting systems with advanced controls that will
reduce light energy usage by 40% compared to Oregon code
 A 165,000 gallon cistern used to flush low-flow toilets and irrigate native
landscaping
 Energy efficient water fixtures, which in addition to rainwater reuse, will
reduce overall water consumption by 60% compared to typical office
buildings
 A dedicated outside air system that provides 100% fresh air.

hydronic cooling and heating system delivering.

 Lighting energy usage was decreased by 50% by light systems which adjust
automatically based on available sunlight.

 Exterior sunshade “reeds” reduce solar heat gain by 50% while still
affording occupants a clear view through the tower’s glass curtain walls.

 A window-to-wall ratio of 43% optimizes daylighting and thermal


efficiency.

 Light reflectors on the south and east façades provide additional reflected
sunlight into the daylight zone.

WATER EFFICIENCY

 The new renovations reduce potable water consumption by 60-65%


through low-flow fixtures and fittings.

 high levels of water reuse produces water savings of 55% for restrooms,
irrigation, and mechanical cooling.

 A 25,000 square foot roof canopy directly below the solar roof lies a
collects additional rainwater.

 The building has a 170,000-gallon rainwater collection tank, recycling


collected water and saving over 740,000 gallons of potable water

MATERIALS & CONSTRUCTION

 limited materials

 focused on resource conservation and material reuse.

 3,337 tons of precast concrete was crushed and reused as road bed.

 3,500 tons of materials and products were given new lives, including:
• Two drinking fountains and five doors given to an inner city church
• Grab bars donated to special needs individuals
• 30 solid core doors sent to a village in Africa
• Mahogany strips made into bicycle fenders by a local craftsman

 After demolishing project team focused on selecting regional materials


(11.9%) with high recycled content (29.8%).
