attorney-in-fact of ------------------, hereinafter referred to as the “FIRST PARTY,”
and
---------------------, also of legal age, single, Filipino citizens and with address at Bacara
---------------, Philippines and hereinafter referred to as the “SECOND PARTY”;
WITNESSETH:
WHEREAS, first party are the registered owners of a parcel of land located at Santiago,
Bauang, La Union, containing an area of five hundred (519) square meters, more or less,
declared under ARP No. 02029, and one thousand eighty (1,080) square meters, more or less and
declared under ARP No. 02030;
WHEREAS, the First Party hereby sell unto the herein Second Party the above mentioned
property, and Second Party accept to buy the said property/s, under the following terms and
conditions, to wit:
1. That the agreed purchase price of the said property/s is ONE MILLION FIVE
HUNDRED NINETY NINE THOUSAND PESOS (P1,599.00) Philippine Currency;
2. That upon the execution of this instrument the Second Party shall pay or delivered to
herein First Party the amount of TWO HUNDRED THOUSAND PESOS (P200,000.00)
Philippine Currency in the form of Check No. 0452219 dated July 15, 2014 as partial and/or
advance payment of the said lot;
3. That for the three (3) months, herein Second Party shall pay to First Party three (3)
postdated Checks, as follows:
4. That the SECOND PARTY shall pay the remaining balance of ONE MILLION
EIGHTY THOUSAND (p1,080,000.00) in twenty (20) equal monthly installments in the form of
postdated checks commencing on November 15, 2014 until June 15, 2016, as follows:by the
Second Party to First Party shall be paid by monthly installment in the form of Postdated Check,
as follows:
6. Upon full payment of the total consideration of sale herein First Party shall execute a
Deed of Absolute Sale in favor of the Second Party and expenses for land transfer including
attorneys fee shall be the sole account of Second Party;

1. That the agreed purchase price of the said property/s is ONE MILLION FIVE
HUNDRED NINETY NINE THOUSAND PESOS (P1,599.00) Philippine Currency;
2. That upon the execution of this instrument the Second Party shall pay or delivered to
herein First Party the amount of TWO HUNDRED THOUSAND PESOS (P200,000.00)
Philippine Currency in the form of Check No. 0452219 dated July 15, 2014 as partial and/or
advance payment of the said lot;
3. That for the three (3) months, herein Second Party shall pay to First Party three (3)
postdated Checks, as follows:

MEMORANDUM OF AGREEMENT
KNOW ALL MEN BY THESE PRESENTS:
, of legal age, married, Filipino citizen, a resident of Poblacion Norte, Caba, La Union
and as attorney-in-fact of, ---------------------single, Filipino citizen, a resident of Pagdalagan, San
Fernando City, La Union, a resident of Pagdalagan, San Fernando City, La Union, and as
attorney-in-fact of ------------------, hereinafter referred to as the “FIRST PARTY,”
and
---------------------, also of legal age, single, Filipino citizens and with address at Bacara
---------------, Philippines and hereinafter referred to as the “SECOND PARTY”;
WITNESSETH:
WHEREAS, first party are the registered owners of a parcel of land located at Santiago,
Bauang, La Union, containing an area of five hundred (519) square meters, more or less,
declared under ARP No. 02029, and one thousand eighty (1,080) square meters, more or less and
declared under ARP No. 02030;
WHEREAS, the First Party hereby sell unto the herein Second Party the above mentioned
property, and Second Party accept to buy the said property/s, under the following terms and
conditions, to wit:
1. That the agreed purchase price of the said property/s is ONE MILLION FIVE
HUNDRED NINETY NINE THOUSAND PESOS (P1,599.00) Philippine Currency;
2. That upon the execution of this instrument the Second Party shall pay or delivered to
herein First Party the amount of TWO HUNDRED THOUSAND PESOS (P200,000.00)
Philippine Currency in the form of Check No. 0452219 dated July 15, 2014 as partial and/or
advance payment of the said lot;
3. That for the three (3) months, herein Second Party shall pay to First Party three (3)
postdated Checks, as follows:
4. That the SECOND PARTY shall pay the remaining balance of ONE MILLION
EIGHTY THOUSAND (p1,080,000.00) in twenty (20) equal monthly installments in the form of
postdated checks commencing on November 15, 2014 until June 15, 2016, as follows:by the
Second Party to First Party shall be paid by monthly installment in the form of Postdated Check,
as follows:
5. that these terms and conditions shall be faithfully complied with by the parties.
6. Upon full payment of the total consideration of sale herein First Party shall execute a
Deed of Absolute Sale in favor of the Second Party and expenses for land transfer including
attorneys fee shall be the sole account of Second Party;
