DEED OF ABSOLUTE SALE
KNOW ALL MEN BY THESE PRESENTS:
This Deed of Absolute Sale made and executed in Sampaloc, Tanay, Rizal by and between:
SILVERLAND HOMES REALTY and DEVELOPMENT

CORPORATION, a corporation duly organized and existing under and by
virtue of the laws of the Philippines, with principal office at SRDC Bldg.,
Block 1, Lots 1 & 2 Silverland Homes Subd. Tenejero, Balanga City, Bataan,
represented in this Agreement by its Chief Executive Officer, ENGR. ERROL
I. VELASCO, now and hereinafter referred to as the “VENDOR”;
- AND –
SPS. ROY B. LAVIÑA AND SHEILA MARIE C. LAVIÑA both Filipinos,

of legal age and with residence and postal address at AFP Village Camp
Aguinaldo, Quezon City referred to as the “VENDEE”;
WITNESSETH THAT:
WHEREAS, the VENDOR is the lawful and registered owner of a parcel of land identified as
Lot 17 Block 16 of Silverland Homes Subdivision located at Sampaloc, Tanay, Rizal with an
area of two hundred thirty-one square meters (231-sq.m.) a residential lot and covered by TCT
No. 069-2020001271 of the Registry of Deeds of Morong, Rizal and more particularly described
as follows:

“A parcel of land Lot 17 Block 16 of the cons. Subd. Plan Pcs-04-030810 being
a portion of Lot A PSD-04-241470, situated in Brgy. Sampaloc, Municipality of
Tanay, Province of Rizal, Island of Luzon, x x x x x containing an area of TWO
HUNDRED THIRTY-ONE (231) square meters more or less. All corners
marked are P.S. Cyl.Conc. Mons. 15x50 cms. Bearings true. Date of original
survey December 17, 1934 and that of the subdivision-consolidation survey;
December 1-15, 2016 and was approved on April 20, 2017.”
NOW THEREFORE, for and in consideration of the sum of Pesos: ONE MILLION THREE
HUNDRED EIGHTY-SIX THOUSAND PESOS ONLY (P1,386,000.00), payment of which
has been acknowledged and received by the VENDOR. The VENDOR hereby sells, cedes,
transfers and conveys unto the VENDEE their heirs, assigns and successors in interest, the
above-described parcel of land.
IN WITNESS WHEREOF, the VENDEE and VENDOR have caused their names to be affixed
to this instrument and have hereunto signed this ____ day of ____________________ at
Sampaloc, Tanay, Rizal.
