creo-mac is pleased to present our proposal for Construction Services for your Residential
Building at Pookkottumpadam.
We are confident that the quality of our staff, our Experience and understanding of the various
projects can help in successful completion of the project.

A. Scope of Work

creo-mac has overall responsibility for and shall provide complete Architectural Services
and Construction Services and furnish all materials, equipment, tools and labor as
necessary or reasonably inferable to complete the Project, or any phase of the Project.

Our Service would include:

creo-mac perform all Designing and Construction work of the project and construction
administration services necessary to construct the Project in accordance with the
Contract of Project.

Architectural drawings

1. Floor Plans.

2. Elevations.

3. Sections and Larger details of Typical and Special Areas.

4. Drawings required for obtaining Govt. Approvals and Sanction.

5. Large – scale plan and section of Staircase Handrail.

6. Large – scale plan and elevations of Toilets.

7. Door- Window Detail and Schedule of Openings.

8. All Architectural drawings as required on the site according to the contract data.

9. Electrical layout of the building.

10. Plumbing layout of the building.

11. Painting schedule.

12. Floor and wall tiling detail.

13. 3D View of the building and detailing.

Pre-Construction

a) Client- Architect / Site Engineer meeting to ascertain requirement of the project and
review and explain schedule of constructions.
b) Site Visit to ensure that the site is ready for start of Project.
c) Review and finalize Architectural drawings& Discuss with the Architect and
structural engineers in detail regarding the project’s design and construction.

Construction Supervision

Commencing with the award of the contract (signing agreement) and terminating on the
date of Final Completion, the company shall provide all the services described herein

1. The Company shall employ a supervisor, as the Client’s construction representative


during construction, advice and consult with the client, and provide administration
of the Construction Documents.
2. The supervisor shall supervise and direct the Work at the Site throughout the project
3. Coordinate sub-contractors and suppliers, and supervise Site construction
management services;
4. Regularly review the Work to determine its compliance with the Construction
Documents and this Agreement, confer with the appropriate Professionals as
necessary to assure acceptable levels of quality.
5. Prepare and maintain Project records and process documents
6. Schedule and conduct timely progress meetings with the Client to review such
matters as construction progress, schedule, shop drawing status, and other
information as necessary.

Material Purchase Program

7. Based upon the approved Contract and specification sheet of materials attached
with it, Company shall purchase all required materials from various vendors or
suppliers. The Company shall pre-qualify proposed
subcontractors/suppliers/vendors using a pre-qualification test, approved by Client,
for quality of materials.

Construction Machinery, Tools & Man Power

1. Company shall employ Engineers, sub-contractors and skilled laborers and will maintain
at all times during the period of project, such personnel on its staff to complete the
project with high quality.
2. Company hereby assures that it has all construction related advanced machinery and
tools and company shall make available all such machinery, tools or equipment’s, for
smooth running of the project.

Reporting

The Company shall provide timely report summarizing the progress of the Project to
the Client and Client’s representatives including information on the sub contractors’
Work, percentage of completion of the Work, current estimating, sub contract
buyouts, scheduling and Project Accounting reports, including projected time to
completion and estimated cost to complete the Work.

B. Remuneration Terms.

The service fees payable to the consultant will be 18% of the total project cost as
estimated by the Consultant in consultation with the client. The service fee is exclusive of all
taxes. The consultant shall have the right to collect all appropriate taxes like service tax,
VAT/GST from the client along with the service fee as agreed above.

Mode of Payment: For each of the service in scope of, the Consultants shall be paid in
the following stages consistent with the work done plus reimbursable expenses as
agreed upon. Payment made of the Consultants is on account.

Stage 01: 10% of the total project cost whichever is higher towards advance on signing of
this agreement.

Stage 02: 10 % of the total Service fee after the completion of Ground Floor Lintel.

Stage 03: 15 % of the total Service Fee after the completion of Ground floor main slab.

Stage04: 10 % of the total Service fee after the completion of First Floor Lintel.

Stage05: 10 % of the total Service Fee after the completion of First floor main slab.

Stage 06: 10 % of the total Service Fee during the time of MEP work.

Stage 07: 10 % of the total Service Fee during the time of Plastering work.

Stage 08: 10 % of the total Service Fee during the time of Flooring work.

Stage 09: 10 % of the total Service Fee during the time of Painting work.

Stage 10: 05 % of the total Service Fee during the completion of the project.

Note:

1) Advance payment of Rs 3 Lakhs shall be made before commencing the site work.
2) Payment should be as per the payment schedule and should be made within 7 days from
the bill date.
