Purpose
The purpose of this document is to guide the users stepwise in order to generate Challan 32-A.

e-Stamping Home Page


Anyone can access online e-Stamping site, hosted at www.estamps.gos.pk. Following is the front
page, which shows different functionalities available on this site:

1 Generate Challan 32-A


To generate online Challan Form 32-A, click on Generate Challan 32-A option, available on main
page. Home page will appear again. In case of acceptance of disclaimer, user should click on Agree
button. Following generate Challan screen will appear which has been divided into different section
which are as below;

1.1 Challan Details

In this section, Challan related information will be entered. At first required district, taluka, stamp
paper type and deed name will be selected. Challan paid by information will be given by user.

1. Select District e.g. Karachi.


2. Select relevant Taluka of pre-selected district e.g. Karachi.
3. Select Stamp Paper Type e.g. Judicial or Non-Judicial.
4. Select required Deed Name from available deed names list e.g. Conveyance – 16(A)(I).
Note: For sale deed, please use conveyance.
5. In order to guide users for selecting correct deed names, a popup help window will available on
clicking help sign, as shown in figure 5: Deed Names.
6. Select the Party Name that will pay the Challan amount e.g. Purchaser or Seller.

7. Enter Applicant's Name.
8. Enter Applicant's CNIC number.
9. By clicking on help sign, a message will be displayed, showing the relevant information.
10. Enter Applicant's Contact number.
11. Enter Applicant's Email ID (optional).

12. Click on Add First Party to add seller information in Challan 32-A. A pop up window will open
as shown in figure 8 below;

13. Enter First Party / Seller’s Name.


14. Enter First Party / Seller’s CNIC.
15. Select First Party / Seller’s Relation e.g. Son of (S/O), Wife of (W/O) etc. as shown in figure 9:
Relations List.

16. Enter First Party / Seller’s Relation Name.


17. Enter First Party / Seller’s Contact Number.
18. Enter First Party / Seller’s Email ID (Optional).
19. Enter First Party / Seller’s Address.
20. Tick the checkbox if this first party / seller’s name is to be used in Challan Form 32-A.
In case of multiple first parties / sellers, only the checked party name will be displayed on
Challan Form 32-A.
21. Tick the checkbox if this first party / seller have Power of Attorney.
22. Click on Cancel button, if user doesn’t want to add first party / seller’s information. No record
will be saved.
23. Click on Add button to add this first party / seller’s information into the first party / seller’s list.
After Adding first party / seller’s information, a grid will be created as shown in figure 10 below;

To add multiple first party / seller’s information, click on Add Seller link and repeat the above steps (12-
23). Tick the name of the seller that needs to appear on Challan 32-A.

Note:

Delete Sign is to delete any record from grid.


Edit Sign is to edit/update the information in the relevant record.

24. Click on Add Second Party to add purchaser information in Challan 32-A.
A pop up window will open with relevant fields shown figure 12 below;

25. Enter Second Party / Purchaser’s Name.


26. Enter Second Party / Purchaser’s CNIC.
27. Select Second Party / Purchaser Relation e.g. Son of (S/O), Wife of (W/O) etc. as shown in
figure 13: Relations List

28. Enter Second Party / Purchaser’s Relation Name.


29. Enter Second Party / Purchaser’s Contact Number.
30. Enter Second Party / Purchaser’s Email ID (Optional).
31. Enter Second Party / Purchaser’s Address.
32. Tick the checkbox if this second party / purchaser’s name is to be used in Challan Form 32-A.
In case of multiple second parties / purchasers, only the checked party name will be displayed
on Challan Form 32-A.
33. Tick the checkbox if this second party / purchaser have Power of Attorney.
34. Click on Cancel button, if user doesn’t want to add second party / purchaser’s information. No
record will be saved.

35. Click on Add button to add this second party / purchaser’s information into the first part / seller’s
list. After adding second party / purchaser’s information, a grid will be created as shown in figure
14 below;

To add multiple second party / purchaser’s information, click on Add Purchaser link and repeat the above
steps (24-35). Tick the name of the purchaser that needs to appear on Challan 32-A.

Note:

Delete Sign is to delete any record from grid.


Edit Sign is to edit/update the information in the relevant record.

36. In order to prove that you’re not a robot, retype the code from picture.
37. Click on Reset button to reset all values in form.
38. Click Next button to further proceed.

Change the CAPTCHA
code. Speak the
CAPTCHA code.

1.6 Deed Details

After entering agent, first party / seller, second party / purchaser information, basic information
section is complete. A verification mark on progress bar will be displayed as shown in figure 16
below;

In deed detail section,

39. Enter Property Address (which is going to be sale or purchase).


40. Enter Land Value (land rate of property, which is going to be sale or purchase).
41. Enter Constructed Structure Amount (value of construction on property, which is going to be
sale or purchase).
42. System will show Property Value (Read Only) which includes Land Value and Constructed
Structure Value.
43. Click Back to go on previous screen.
44. Click Next to further proceed.

1.7 Calculate Valuation Rate

After completing basic information and deed details section, property Valuation section will appear
as shown in figure 17 below;

In order to calculate Valuation Rate,


45. Select Land Type Urban or Rural.
46. Select District.
47. Select Taluka,
48. Select Property Area from available areas under particular Taluka
49. Select Land Classification e.g. Single or Multiple land Classification.
50. Select Land Classification e.g. Residential built up or Commercial built up.
51. Select Floors for built up.
52. Select Basement e.g. 3.
53. Select Categories e.g. A-I
54. Select Total Covered Area. (in Sq. Yards).

55. Structure Sq. Ft. Rate per Sq. Yard will be displayed.
56. Structure Value (Valuation Rate) will be calculated by system based on valuation rates
already exist into the system.
57. Structure Value (User provided) will be displayed.
58. Click Find Land Rate to calculate Land rate based on provided information.
59. Click Reset to reset all values in this screen.
60. Click Back button to go previous screen.
61. Click Next to further proceed. In case no record found from valuation table, Next button will be
disabled and user can’t further proceed.

62. Valuation Rate confirmation message about property valuation difference provided by user and
property value by system.
If user provided property valuation is less than DC property valuation, stamp duty would be
calculated on the basis of Floating Rate.
63. Click on No if user don’t want to continue with Challan generation.
64. Click on Yes to further continue

1.8 Review and Save Challan Information

65. Total Payable Amount section shows stamp duty, additional stamp duty in case of registration
of instrument, land value and user provided, area constructed (Yes/No), constructed structure
value and user provided, amount of duty(s) calculation and total payable amount.
66. Deed Details section shows stamp paper type, deed name, amount for duty(s) calculation and
Challan amount paid by.
67. Property/Challan Information section shows district, taluka, property address, land
classification, land value, constructed structure value and property value.

68. Valuation Rate section shows land type, district, taluka, floor, category, property area, land
classification, basement, land area, cabinet rate, land value and user provided, structure square
feet rate, constructed structure value and user provided.
69. Applicant Details section agent name, CNIC, contact and email (if provided).
70. First Party/Seller section shows name, CNIC and contact of first party/seller(s) in a tabular
form.
71. Second Party/Purchaser section shows name, CNIC and contact of second party/purchaser(s)
in a tabular form.

User can click sign to view other details. A popup menu will appear as shown in figure 23 below;

72. Click Back button to go on previous section.


73. Click on Save button for saving information.

1.9 Print Challan Form 32-A

After saving Challan information, system will generate a Challan number and Challan print option will
be available. Here on progress bar, all sections including Basic Information, Deed Details, Property
Valuation, Structure Value and Confirmation will be marked as completed.

74. System generated 16-digit Challan number is unique and in hexadecimal format. This Challan
number should be saved for any future correspondence.
75. Click Print Challan button to print Challan form 32-A.

76. A Challan form 32-A will be shown in Figure 25 having 2 sections. Among these two (2), one
section/copy is for treasury, second is for customer. It also includes agent, seller, purchaser’s
information, deed name, and address of the property which is going to be sale or purchase,
amount of stamp duty. QR code is available on every Challan copy in order to scan 16-digit
Challan number. User can also save this Challan in pdf format.

Print Challan 32-A


On main page user has option to re-print Challan 32-A as shown in figure below;

Option

2.1 Search Challan

User can search already generated Challan.

1. Enter already generated 16-digit hexadecimal Challan serial number to search.

Note: User can search all Challans in re-print section, but only take print of unpaid Challans. Moreover,
expired Challan would also be not available to re-print.

After clicking on Search button, Challan information would be displayed as shown figure 3 below;

2.2 Review Challan Information

2. Challan Details section shows Challan number and Challan status.


3. Total Payable Amount section shows stamp duty payable, total payable amount, amount of
duty(s) calculation and.
4. Deed details section shows stamp paper type, deed name, amount for duty(s) calculation and
Challan
amount paid by.

5. Property/Challan Information section shows district, Taluka, property address(which is going


to be sale/purchase), land classification, area constructed (Yes/No), constructed area square
feet, land value, constructed structure value and property value.
6. DC Valuation section shows land type, district, Taluka, floor, location, revenue circle, property
area, land classification, land area, Valuat ion r at e , per square feet rate, value of land, land
value provided by the user, and DC value of constructed structure, value of constructed
structure provided by the user.

7. Agent Details section shows agent name and CNIC.


8. First Party/Seller section shows name and CNIC of first party/seller(s) in a tabular form.
9. Second Party/Purchaser section shows name and CNIC of second party/purchaser(s) in a

tabular form. User can click sign to view other details. A popup menu will appear as shown in figure

4 below;

If the challan is unpaid, then click on Print Challan button to take print of selected Challan.

10. A Challan form 32-A will be shown in Figure 5 having 2 sections. Among these two (2), one
section/copy is for treasury, second is for customer. It also includes agent, seller, purchaser’s
information, deed name, and address of the property which is going to be sale or purchase, amount
of stamp duty. QR code is available on every Challan copy in order to scan 16-digit Challan number.
User can also save this Challan in pdf format.

Pay Deficiency / Penalty


User can pay deficiency / penalty against any Stamp Paper number issued. If required, user can access
this option from home page as shown in figure 1 below;

3.1 Search Stamp

A search stamp screen will appear.

1. Enter Stamp paper serial number and click on Search button.

3.2 Add/Edit Stamp Information

2. Stamp information against searched stamp number will be displayed. User can view District,
taluka, stamp type and deed name.
3. Applicant information like applicant name, CNIC, Contact and email address (if applicable).

4. First party/seller(s) information like name, CNIC, contact and primary seller information will be
shown.
5. Second party/purchaser(s) information like name, CNIC, contact and primary seller
information will be shown.
User can click sign to view other details. A popup menu will appear as shown in figure 4 below;

6. In order to prove that user is not a robot, retype the code as shown is displayed picture.

7. Click on Reset button to reset all values.


8. Click on Next button to further proceed to next screen of pay deficiency/penalty.

3.3 Pay Stamp Duty Deficiency or Penalty

9. Deed Detail section shows property address and property value.


10. In Deficient Amount section, user can enter either both (deficient amount and penalty) or
can enter individually (as per requirement). Total amount to be paid would also be shown.
11. Click Back to go on previous screen.
12. Click Next to further proceed.

13. Total Payable Amount section shows deficient amount, penalty and total deficient amount.
14. Deed Details section shows stamp paper type, deed name, amount for duties calculation,
Challan amount paid by.
15. Property/Challan Information section shows district, taluka, property address (which is going
to be sale/purchase), land classification, area constructed (Yes/No), constructed area square
feet, land value, constructed structure value and property value.

16. Applicant Details section agent name, CNIC, contact and email (if provided).
17. First Party/Seller section shows name, CNIC and contact of first party/seller(s) in a tabular form.

3.5 Print Challan Form 32-A

After saving Challan information, system will generate a serial number and Challan print option will
be available.

21. System generated 16-digit Challan serial number is unique and in hexadecimal format. This serial
number should be saved for any future correspondence. Click Print Challan button to print
Challan form 32-A.

22. A Challan form 32-A will be shown in Figure 9 having 2 sections. Among these two (2), one
section/copy is for treasury, second is for customer. It also includes agent, seller, and purchaser’s

and different heads e.g. Deficient Amount and Penalty. QR code is available on every Challan
copy in order to scan 16-digit Challan number. User can also save this Challan in pdf format.

Calculate Valuation Rate


One of the features available for user is to calculate valuation rate for any area. On main page user
has the option to calculate valuation rate;

4.1 Calculate Valuation Rate for Urban Land

User can calculate/find his/her urban land area and rate by selecting Land Type as mentioned in
figure 2 below;

1. Select Land Type Urban.


2. Select District from drop down list.
3. Select Taluka from drop down list.
4. Select Property Area from available areas under particular Taluka.
5. Select Single or Multiple land.
6. Select Land Classification e.g. Commercial or Residential
7. Select Land Category from available areas under particular revenue circle.
8. Select Land Area.
9. Enter Total Covered Area.
10. Enter Basement Covered Area.
11. Click on Find Land Rate button to calculate valuation rate.
12. Valuation Rate (per unit) will be displayed e.g. Per Sq. Yard
13. Structure Sq. Ft. Rate and Total Value (per square feet) will be displayed.
14. Click on Reset button to reset all values.

4.2 Calculate Valuation Rate for Rural Land

User can calculate/find his/her rural land area and rate by selecting Land Type as mentioned in
figure 5 (a) below;

15. Select Land Type Rural.


16. Select District from drop down list.
17. Select Taluka from drop down list.
18. Select Property Area from drop down list. And enter Land Area.
19. After Pressing Find Land Rate button, User will get property valuation rate.

Verification Through Web
On main page, user has the option to verify stamp papers information.

2. Stamp Details section shows stamp number, stamp status, total stamp amount and total stamp
page(s). Moreover, it also shows previous Challan number, type, e-Stamp pages (count),
payment reference, payment time and stamp amount against which information has been
fetched from system.
3. Deed Details section shows stamp paper type, deed name, amount for duty(s) calculation and
Challan amount paid by.
4. Property/Challan Information section shows district, taluka, property address (which is going to
be sale/purchase), land classification, area constructed (Yes/No), constructed area square feet,
land value, constructed structure value and property value.

5. Calculate Valuation Rate section shows land type, district, taluka, floor, location, revenue
circle, property area, land classification, land area, valuation rate, per square feet valuation rate,
valuation rate of land, land value provided by the user, and value of constructed structure, value
of constructed structure provided by the user.
6. Applicant Details section shows applicant name and CNIC.
7. First Party/Seller section shows name and CNIC of first party/seller(s) in a tabular form.
8. Second Party/Purchaser section shows name and CNIC of second party/purchaser(s) in a
tabular form.
